it had approval, they built what they were approved to build, but the retail spaces approved had to be for marine businesses only which is ridiculous given the state of that industry and that particular area of town. I think the city needs to get realistic about the changing Steveston, the fishing village romantic ideal is no longer.

Onni agreed to their zoning knowing the stipulations in place. Nothing corrupt or malicious what so ever.

If the spaces cannot be leased as maritime use then Onni needs to strike a deal with the city to amend their zoning.

This looks to be a really exciting looking tower directly across from New West Skytrain station. This site had a different proposal a few years ago that didn't go anywhere. This time a different developer is taking a different approach. The current max FSR is 5.2. The developer is proposing 1.28 of non-market rental for an additional 1.28 FSR in market residential, bringing the total density up to 7.75 FSR. The non-market portion would be run by the Performing Arts Lodges (PAL - see http://palvancouver.org). From what I can gather PAL provides housing for seniors coming from a performing arts background.

To me, it almost seems predictable in hindsight with all of the building restrictions on height due to the airport and geography. Also makes sense because of its proximity to the airport as well. Personally I'm pretty cool with this.

Burrard inlet (both north and south sides) plus Deltaport are the most important areas but there's tons of well used industrial space in almost all the suburbs. We're still a very blue collar town outside of Gregor's greenest city resort and West Van.

Of course the ports are the most important.
I've always had the impression that Delta/Annacis Island was a good Industrial "Hub". Then again I shouldn't be surprise about Richmond, Mitchell Island is pretty strong hub.

Always enjoy driving/walking around industrial areas, other than Northern Richmond/Mitchell Island the southern part of lulu island never came to mind. A bit biased as I spend most of these trips around the former BCER Southern Burnaby spur, and the marpole line, both of which are steadily decreasing/converted to housing.
