River road doesn't intersect with Bridgeport. Bridgeport is south of river road and yes there is a sidewalk to walk to it

Sorry meant to say Bridgeport Station. From that development the fastest way to walk to the Skytrain is via River Road to the casino paralleling the Canada Line OMC. Just saying for anyone who uses transit from there would have a difficult time getting there.

I noticed a tilt-up concrete building being erected on No. 3 Rd. under the Canada Line guideway north of Sea Island Way (or Bridgeport Rd.)

For some reason I thought this property was already being marketed as "The Capstan". Is that another project or were they just marketing early? Or was the site sold or something?

That's a pretty substantial plan. Looks like base FSRs of 3.0-4.5 for the transit village and HD residential zones with potential to increase that FSR through amenity bonusing:

4.1 General Policies
b) A density bonus above the maximum base gross floor area, as specified
in the Zoning Bylaw, may be offered in exchange for the provision
of amenities or a specified financial share of the land value of the
additional density to be applied towards the provision of amenities
deemed by the City to have public benefit. Examples of these amenities
include: community facilities, park improvements, plazas, streetscape
improvements, transit infrastructure, daycares, walkways, greenways,
affordable housing, and public art. Density bonus contributions will be
allocated towards specific amenities as determined by Council.


Doesn't give any indication of what the scale of FSR bonusing available will be though, so that will be interesting to see the range they are willing to accept.

Also to those concerned with height, both transit village and residential high density have no height limits noted in the plan.

I live in the medium density brown, hopefully its already what it is lol. This area is changing rapidly. Good to see but scary at the same time.

does anyone know why they have excavated a huge pit across from sapperton on the river side of the skytrain, you can see it well from the train, its a huge well excavated hole...

The deep hole is the replacement of Sapperton landing sewer pump station by Metro Vancouver. MV is also extending the Brunette-Fraser greenway through the site as well as restoring the Cumberland Point site as a park.

They agreed the deal should be put to the public, which has shown diverging views on what to do regarding the quagmire that began in 2012, when Onni built six buildings under maritime zoning but quickly asked to rezone the property to more lucrative commercial uses after the fact...

ridiculous that the city might agree to this. built without approval? i would force them to tear it down. this will set a terrible precedent if developers can just build it and ask later. next thing you know others will start doing it.

This approach (re: private sector build first/pay public sector regulators for rezoning later etc.) is part of the corrupt culture seen in some third world/Asian jurisdictions (with one argument being that the private sector, in trying to save money by speeding construction, does so by bypassing lengthy/cumbersome government -developmental-red tape).
