What is that, the Kowloon Walled city? Did shantytown architecture go mainstream?

388 King Street West in Toronto is back with a new render....I'd love to see this built. It's said to be around 800,000 sq ft:

That's the back of it, click the link. The black glass tower behind it is the project.

that is the existing Mountian Equipment Co-Op that is going to be demoed in a few years when their new building on Queen Street finishes. This will replace it:

Just make it all black on black brick or white on white brick. The black and white thing needs to stop.

That's 420 King West...not 388. It's next door, I'll give you that, but not the same site. It looks....ehm, alright, but I don't feel confident in that cladding at all.

The inventory is getting a boost with CIBC Square, 16 York and Bay Adelaide 3 all underway. I don't know how much room is left for additional towers. 388 King would not be high on my list for office proposals.

Yea...I could see this being built in a few years. We also got some smaller office sites going and the Well.

388 King is a bit different of a market than those - I imagine its main tenants would be more so creative industries than the big financial players that will occupy CIBC Square et al.

388 King will compete more with the Well and Portand Adelaide Centre - both of which are also Allied projects. Allied's first foray into the financial market is the Union Centre.

The Well is also going to be starting soon.. A lot of office space going up in the near future. But the economy is strong and office vacancy is at record lows.. so I suspect it will get snapped up fast.

Forgot The Well

No. Not Really. Because 388 King is 800,000 square feet give or take. That's more than twice as big as QRC West and 4 times as big as King Portland. Creative will be tenants in this building but, there's very very few than can lease 250,000 to 300,000 square feet to get it going. Look at all the lead tenants for buildings of that size built in the last 10 years.

388 King Street West looks great. It's brings the grandeur of the financial district further west.

Hopefully it's not another stale proposal.

Is it supposed to be white, or silver?

Beyond the white/black mishmash, why is there so much going on with the podium! Looks absolutely ridiculous.

Yeah, when I first scrolled through this thread quickly on my phone, I thought that 388 King W was a residential proposal. It has this mish-mash quality to it that's usually lacking in office projects - especially office projects of that size in Toronto.

Maybe they broke up the lower floors to pay their respects to a low-rise King street west that increasingly doesn't exist.

Basically, the only part I like are the white clad corners, which look like they pay homage to Montreal's Place Ville Marie.

If they would have just built a standard box that consisted solely of that cladding/design and had a large, luminous lobby - so basically the equivalent of a Bay Adelaide tower with throwback-PvM cladding - it would be a pretty decent proposal.

The podium might be the only part I like but it's really hard to tell whats going from this angle and distance.

120 Grangeway (beside Scarborough Town Centre)

6 towers between 34 and 52 storeys

DRP sent the developers back to the drawing board because of public realm and parking issues, but had no problems with the height...
