Liberty Blvd apartments, around 700 East and 400 South. This along with 4th and 4th (under construction), Seasons on Blvd, and Encore, will make it 4 large apartments in the last year or so along 400 South.


District Attorney Offices - I'm noticing the only part without glass is the part where they were talking about adding some 'art'. Hopefully it's better than the renderings.

On the Denver thing, I think Delts and Stenar cleaned up the garbage well. Most of us who go there love it for its own reasons, so there's your asterisk: The reason, Mountainpants, you've seen it come up on this forum recently should be obvious if you read stuff ever: Colorado and Denver trolled our market mercilessly when we were getting beat-down by the fools on the hill and stole a convention that was deeply ingrained in our downtown community for over two decades. They literally took out half page ads across the west and trolled us for months. Denver is a big boy city and is doing just fine, so please spare us the chin music. We get to be pissed for a while, especially those of us who are directly hurt economically by the move.

We've had an explosion of infill the last 20 years. People will throw fire at me for this - but much of what is going up in Salt Lake is the exact same type of development going up in suburban Denver and suburban Cleveland and suburban Houston. It's nice infill...but then again, this isn't called InfillPageForum.

I just want movement on towers we've been waiting for the last five years or so. The development springing up in Salt Lake today is really not much different than the development that sprung up 10 years ago.

Completely agree! It's fine to see the smaller projects in between, but I think many are mainly in it for the towers. It's frustrating when they stall out. I think we appreciate the infill, we're just not thrilled about it when that's all that's going on.

No SLC proper has not had an explosion of infill for 20 years. 15-20 years ago SLC had a heroine junky vibe to it. I'm almost certain that we have had more residential units developed in the last five years than the previous 15. Further while SLC may be still lagging behind some of her peers there has been moves on the tower front. This decade we have added our 3rd, 4th, 12th, and 18th tallest building including our tallest residential tower. The core of our downtown and Sugarhouse has been redeveloped and we are getting 2 new TOD corridors along N Temple and 2100 S. It's total bs that the CCH didn't break ground at least 2 years ago but still this city is stronger than it has ever been. We are moving in the right direction.

And now I'm reminded why I don't come to this forum a lot. I want to see news about developments and instead I get people complaining about why the development we have just isn't good enough.

I walk the streets of this city a lot. Everywhere you turn there's new development going on. Could we be building more big skyscrapers and marquee projects? Sure, but a big skyscraper isn't what brings a city life. Infill is absolutely a necessary step to building a real, vibrant city. Salt Lake is booming right now. We only just recently finished a new skyscraper with a top-of-the-line Broadway theater and now people are complaining things aren't happening fast enough. Sure, not getting the CCH up and going is a disappointment, but there's a lot more than that one big project...

We aren't going to see construction of any tower for now. Enjoy what we do have going on.

Isn't the regent Street hotel getting built? Not to mention the beginning of 151 after 111 continues to fill up, and the Cascade at citycreek.

Agreed. Where is 151?, Cascade?, Regent Hotel?, Tower 8?, CCH?...........

Every now and then one of our local news does a story about "fill in the blank" developer wanting to develop "fill in the blank" tower development by "fill in the blank" time. But then.........nothing......

What are these developers waiting for?....the next recession?

The Regent Hotel is on track to break ground later this year.

Additional Projects coming soon are:

Patrinely Buildings (Phase1) - 6th South and Main Street
4th South and West Temple - 2 towers (18 Story Hotel+Residential and 15 Story Commercial)

A little smaller but still making an impact:

3rd West and 350 South residential building at 8 Stories.
The Morton (http://www.buildingsaltlake.com/construction-starts-downtown-apartments/) is also under construction now. 8 Story residential building.
2nd West and 2nd South - 8 Story Hotel

There is also the 1st South 3rd West, Hotel and Residential Towers 8-12 stories. May happen break ground this year but more likely next year.

Outside of those, the next on the list are (in no particular order):

151
Cascade
1st South & State (CCC Commercial Tower)
1st South and 2nd East (CCC Residential Tower (10 to 15 stories)
CCH

I think this is a list of the current and planned 8 stories or higher buildings in and directly adjacent to the CBD.

Time will tell how soon the projects happen.

Have you ever seen how long these business deals take? Some of our proposals take months if not years to be realized. There is countless of hours spent by tons of people. I can't even begin to imagine the complexity of trying to develope a property. There are so many business deals being worked out long before any official announcements are ever made. If a few dead end proposals are enough to jade you, you would have depression if you knew all the deals that don't come to. Salt lake is a really happening place. My colleagues and I work hand in hand with many of the property managers. They communicate with each other. This forum is just the tip of the iceberg of information of what is happening in this city. There is stuff we aren't even allowed to discuss in public forums like this, and I'm not even with a company that has the "in," on the real juicy stuff.

Some of these proposals have been in talks for nearly TEN YEARS!!! While the others are. Nearing five years. Shouldn't take a decade to get "deals done"

Have any of you guys seen the new building going up in Sandy next to the new Hale Center Theater? It will be the tallest office building in the Salt Lake valley outside of downtown. I have seen renderings of it and it is beautiful. Its 11 stories tall and is the new headquarters for Mountain America Credit Union.
I know it isnt exactly a skyscraper but at least it is something to watch being built until we have more excitement downtown.

I agree it's going to be a nice building, but be careful, there's a lot of Sandy haters on here.

Yep - Sandy Center Plaza

Though being an urban enthusiast I don't find that development too intriguing. There's a ten-story office tower being built in SLC too with the Hardware Station development that's a bit more interesting I think.

Agree. Best part of that is it can ensure the freeway won't be expanded that way.
