Suburban development is going to happen, so why not have it built as high-density, mixed-use as the market will bear? For those who haven't been outside of the inner ring for a while, go check out some of the new communities being built. You might be surprised. Some neighbourhoods have more density, more housing mix, and a more diverse population than say a Riverview or River Heights...
