It would likely need to be 2 to 5 floors taller to be financially sound. I also love hi-rises but some of these would be great infill downtown. Plus, downtown could support the retail where these suburgatory developments will likely not have retail but likely garages as others suggest here.

True, but maybe it shouldn't be advertised... gives away the calibre of the hotel in a negative light.

True. But where? I'm not sure the forks is the right spot and exchange and east of P+M would need to integrate into the warehousey theme...

This area of Waterfront North has a number of great infill development sites ready to happen... I feel there should be zero lot line set backs at the street with some forgiveness in the laneways... This area feels so right for great modern development. More live work now! This location in my mind is perfect... Galt, Edwin, Duncan your next...

Isn't it the opposite? New cars are going to 6 or 7 speed transmissions. Going the opposite is not right. 3 on a tree anyone?

I concur. This is prime land, it needs to be developed ASAP.

You are so right! I frequently walk up and down those underused streets that are a stones throw away from where all the action is and think 'what if'. Might I add though that James should be completed before Galt, Edwin, Duncan...

That's my point... it's like bragging about a 5 speed auto because 4 speeds used to be commonplace, even though we're in a world of 6+ automatic gears among all classes of automobiles now.

Much like a 5 speed in a 2012 car... nothing wrong with it, I just wouldn't have advertised a Keurig for my hotel.

I'm belabouring a non-issue again with metaphors that might be missing again lol.

While I know many on here will disparage this rendering just because it's in Waverley West and not in West Alexander, isn't this exactly what we want to see? Suburban development is going to happen, so why not have it built as high-density, mixed-use as the market will bear? To me, this is 100 times better than a whyte-ridge or royalwood, but yet some will still complain.

For those who haven't been outside of the inner ring for a while, go check out some of the new communities being built. You might be surprised. Some neighbourhoods have more density, more housing mix, and a more diverse population than say a Riverview or River Heights...

I agree. The grey paintjob is hardly an improvement. Now, it's going to create endless maintenance headaches. Plus, the Portage facing office portion is still the original orange brick. It looks worse now, IMHO.

Don't really understand... not like the previous facade was in poor shape or anything. That first pic I took just last summer and there is no visible reason to paint it other than just to change the aesthetic.

I would say if anything it was the facade that needed an update the most. They could have just updated and cleaned up the main level facade and changed the balconies and it would have been great.

The thing is that after 40 years of fading, I began to see the former colour as a faded subdued peachy cantaloupe colour and thought it gave some vibrancy to that area.
Now, the 2 residential towers look lost in a non descript quadrant sea of grey unflattering concrete and cement blocks especially on a dreary cloudy winters day!
The adjoining 7 floor office building facing Portage ave looks bolder than ever in comparison.
