It's not just the privatized liquor stores or sad last call or even the fact we have 3.2 beer - it's the other laws that make it more difficult for businesses to operate with a liquor license.

Thing is, when you add 'em all together, it's much worse.
It wouldn't be so bad if we had more liquor stores with decent hours and competitive pricing. I challenge you to go to the 200W store on a Friday or Saturday night and try parking... it is causing tragic problems and makes me wonder if the building is exceeding maximum capacity.

Is it even legal for Utah to take control of an industry and then goug the prices to beyond what's reasonable? They should at least need to adhere to industry standards. It's like over 14$ to by a 6 pack of mikes hard lemonade... Same thing cost like 8$ at privately owned stores... how do they justify this?

I think it would be cool if 10s of thousands of people started engaging the state in litigation.... get the state caught up with huge legal fees.

Checked out some of the many projects popping up along the S-Line and in Sugarhouse, figured I'd post them here.

S-Line Townhomes

Zellerbach Development

Some of the cool, smaller-scale residential that has popped up along the line.

Urbana on 21st - Foundation work

Sugarmont Apartments - I believe this is site prep for it. I love the height of Legacy Village in the distance ...wish more downtown residential was built that tall.

Legacy Village - Think this is done. Noticed an Orange Theory Fitness moving in to a retail spot.

Noticed a few other projects have site prep being done as well. Quite a boom going on.

Hey man, your gif brings me a lot of nostalgia. Especially against this site's old school look. Please keep it!

The proposed project will have a podium parking structure with the hotel being 12 actual hotel floors and an additional top 2 floors being condos with a floor of convention space on the lowest level. This will be situated in the NW corner of the lot.

The office building will be right on the corner and have retail on the first floor and be 11 floors of office with 3 floors of parking structure.
Where did you see these renderings, and how/when do you think we will get to see them?

City Creek Condo update
Last updated 3/9/2017

Sources MLS(sold & Under Contract), SL County Assessors(owned), and City Creek Living.com(reserved). I also counted units as sold if they County didn't have that unit number (assuming it they got combined with other units)

99 West:
144 of 185, down 7; 78%, down 4%

The Regent:
134 of 150, down 2; 89% down 2%

Richards Court:
57 of 91, up 2; 63%, up 3%

Total:
344 of 426, no change; 79% down 2%

Average per week since 2/1/12 - .71

Weeks to Occupancy: (at average weekly rate)
60% - REACHED
80% - 8

As mentioned the numbers I use are from three sources, those that went down were most likely reservations, that have fallen through.

Other notes:
99 West has 34 non purchased units of which 24 are on or above the 20th Floor.
The Regent has 16 non purchased units, all on or above the 16th floor.

The reason I look at that as substantial is that The Cascade will be a lot The Regent in terms of types of units. So I would estimate that they would be able to sell a large majority of the units once it comes on line.

I still think we'll hear The Cascade construction announcement sometime in 2017.

Why is it 8 weeks until 80% if we are currently at 81%?

Good catch. I forgot to change that percentage from the last update. It has been fixed.

I heard that the LDS Church is considering making the Cascade into a residential apartment tower rather than condos after seeing how well the rental market has done downtown. Will be interesting to see what they do.

I hope that means they will go taller than 19 floors, and that is also determined by how well the foundation was built to support something taller.

Great photo update Tony on the projects coming to fruition on the S-line.

Did anyone in the know ever answer that question of whether the Cascade's foundation was built to handle a taller tower if needed?

Good piece on the Patrinely project including some renderings and aspects that I haven't seen. It cannot be overstated how important this project is for downtown and especially south downtown. It should spur more high end office and tech attention.

While I think the new buildings look good, it's too bad they aren't a bit taller

Not trying to be a Negative Nancy. I am more excited about this project than I am about anything else except for the Regent Hotel but I really hope they can spare the Raw Bean. I don't see the need to nix it. They've got plenty of room. Work it into your design man.

Well Denver just became even better while we became worst. Outdoor Retailers taking their show to Denver. We can thank our worthless city and county leaders for sitting on their asses all these years while we really needed a CCH. Just one more thing added to the long list of what Denver has that we don't have.

From the article "Fields concurred, calling the 650 Main property a "great location" that will get even better if, as the company expects, a TRAX stop is added between 600 and 700 South on Main Street." I think someone mentioned that they hoped a TRAX station would be put next to this development. Glad to see this is essentially confirmed.

Don't know why you think the decision had to do with the CCH. Seems completely tied to the Governor and Legislature supporting the dissolution of national monuments and the state's desire to take over federal lands in general.

Population estimates came out today. Based on current projections, by 2020 Utah will have one city (Salt Lake) with a population over 200,000 and five cities with populations over 100,000 (west valley, west jordan, sandy, provo, and orem).
