No they do not peel. They are not stickers. There is no glue. You can see right through then on the backside. The Riders 100 year ones did not peel at all and they were up for a long time.

The FCC one on the pedway over Hamilton has been up for about 2 years (and the one before that, about 4 years). No peeling.

There seems to be a purposeful disconnect between this mayor and council (excluding a few notable members) and the reality regarding infill development in Regina. Maybe I’m wrong, but the 70/30 growth-infill target appears to be nothing more than a false “don’t look here at what were doing now, look over there at what we say we will do someday” statement used to placate those people who don’t measure the developmental success of a city by the size of its Costco's parking lot.

Does anyone know if the City publishes the yearly greenfield vs. infill development starts?

Obviously, the project is predicated on CMHC financing & SaskHousing involvement. If those don't materialize (and there's a very real possibility they won't, given the rental stock & economy overall), I can't imagine Namerind putting their organization's viability at risk to deliver a project of this scale - they'd have to liquidate all of their existing housing stock, and their businesses... and even then, they wouldn't be well off the mark.

No chance they'd jeopardize their organization (and, by extension, their clients/tenants/employees) for this project. But - by the same token - if the levels of gov't stepped in with financing (or in a dream world, donations), I have no doubt Namerind would jump at it.

I agree with others that transit, employment & groceries (and other services) are necessary. At the moment, even Regina Transit's downtown "hub" likely doesn't work for most people (buses are too infrequent, trips take too long, not many walkable services, etc)... so I'm not convinced that this is a great location for affordable housing. I still believe Namerind is one of the best positioned players in the city for an affordable housing project... but this location (and size) sets them up for failure.

Does anyone else watch that and think the city can't stick to any plan? I like the idea of a green space near the pedestrian but I can see that being expendable when builders get in there. Maybe I'm just bitter today.

The video might be new, but the plans are the same from a year ago.

Ultimately it's completely irrelevant what the planners come up with because the market will dictate what goes there. There's not market for office space and no market for condos.

I truly don't believe that there's enough developer/citizen interest in a large scale retail/multifamily development there.

It's going to be a loooooooong process if they stick to the plan.

I agree. Timing is not good and probably won't be for many years. The City incorporates feedback from people who have no intention of backing it up with money. They say they want large suburban style condos next to greenspace with a grocery store and tons of parking, but would never pay what that would truly cost.

So I walk through the Golden Mile mall multiple times per week and I have to say, the retail space they left available in there is completely useless. All three retail locations left after the Superstore renovation (1 large, 2 small) have no possibility of a tenant ever wanting to move into there. A retail operator would be better served opening their store in the basement of the SGI building as they would probably get more foot traffic there than they would in the Golden Mile. It's a complete dead zone during normal business hours. The only time it gets busy in there is at night when people visit the Rack, the Rainbow or the bowling alley. When they end up renovating the old Extra Foods, those locations will all be exterior-facing as well so that's not going to help the foot traffic in the mall section at all.

My thoughts: The large retail spot would work well for office space. Something like a call center or government office could use that effectively, with the benefit of the Rack and Superstore for lunch options for employees. The other two little spots... beats me. Fancy new washroom?

Anyways, that's just my rant of the day. Did the REIT that owns that mall not care about the mall side, they just wanted their big new Superstore and the rest was "Meh. Whatever."?
