Addition of groundfloor retail at 510-30 Walnut. This is very good news. I've been saying they need to activate and enliven this area. This continues what they are doing at the Curtis Center. I'd love to see the building across 500 Walnut on the 400 block -- Independence Building being used by Chubb -- do the same.

Thought FMC's lights working in tandem with Cira Center's lights creating the full team logo of whichever team was on the clock was a real classy look!

Philly is making me so proud right now! I decided to check out the Cira Green beer garden. People filtered out of the Penn Relays right to 30th and Chestnut, creating a line wrapping around EVO. The best part is that people who aren't from the city/haven't been here in a while are raving about all the new skyscrapers we have! Admittedly, as someone who is from the city, seeing all the cranes from up here is pretty breathtaking. I feel like Philly is really shining with the combination of the NFL Draft and Penn Relays!

I have been looking forward to this development for décades. There can be no debate it will ultimately benefit the commercial aspect of the project. However, I perceive their timing unusual regarding the commercial project phase.

Any tower will be constructed on pre-existing pylons and hence permit lower élévation activity to continue. It is difficult to imagine commercial activity will continue unabated.

This proposal appears to be a disincentive for new commercial tenants to réserve space in the "short-run", or become an irritant to those companies who have already signed leases.

I find it hard to believe that they will finish up the construction, both for the Gallery and East Market, and all these shops open only to restart construction above. I hope they prove me wrong.

This is easy for me to say since its not my money, but building housing on top of the Gallery seems to me to be a almost can't lose idea. Little to no site work, foundations and basic structure already in place, a fairly 'hot' market and a location that seems to be jumping. Where's the risk.

Plus they would be building in a customer base for the commercial side of the development.

Just don't let PMC get their hands on it.

Speaking of the Penn Relays I was watching my recording of it this afternoon. Coming in from one of the commercial breaks they showed a clip of people taking their pic at the Love Statue and there were kids splashing in the water behind it. The announcer then commented something along the lines of how folks have been hitting the fountain in Love Park this weekend to catch relief from this hot weather.

We live in Delaware and even my middle school aged son pointed out that this announcer was full of crap. My wife, ever the peacemaker, says "What's the big deal...it's not like people watching this meet Michigan or Nebraska would know any different?"

Not for nothing but there was a very nice sized crowd at the Science Festival on Saturday. At about quarter after 5 we went to grab a slice at that Big Ass Slice joint on Market because that's my kids' favorite pizza joint in that part of town. They were literally OUT of pizza. The display case was completely empty. They said more was on the way but there would be a wait. We moved on.

Interesting migration report from Redfin, which tracked people searching for homes outside of their metro areas. New York and DC were in the top four, and the most popular destination was Philadelphia.

Though for Philadelphia the top two searches were New York and DC by a large margin. I think it has to do with the proximity of the Northeast. People move around for college, after college, for their 20's and then potentially want to move back to where they are originally from.

Sure, but New York and DC had two of the largest net outflows, so there were a lot more people from somewhere else looking here than people here looking elsewhere. And Philly was not far from making the top 10 of locals staying local.

I do believe the word is getting out about cost of living and traffic differences between this region and the NY/DC regions. Especially among younger people who have an interest in owning a home at some point.

Yes, and now let's get Vanguard to the city completely coz all these business grads are going there but wanna stay in the city. One can dream lol

What a concept, Vanguard in CC. I can't see it happening any time soon, with Vanguard's so-called corporate 'culture'. But even if they moved 20% of their staff into town, and could somehow let some of their employees decide where they wanted to based at-----Yep, one can dream.
