Sad what will be lost for such a nondescript building. I'm a firm advocate for density in the Village, but not without consideration for aesthetics. I see it will also include some surface parking, terrific.

The obsession Winnipeggers have with parking is nothing short of a pathology.

How big are these surface parking spots as I don't like the new 2.7 metre spaces in that developing Regina underground parking garage. Ford F150s are not easy to park.

American vs Canadian/British spelling.

Until NAFTA even I used to spell it "color", but my patriotism/nationalism in me made me choose the Canadian/British version.

Probably the most logical outcome for the Medical Arts Building... conversion to residential.

Quote:
A Toronto-based company has reached a tentative agreement to purchase the downtown Medical Arts building with the intention of converting it into an apartment complex, local real estate industry sources say.

The three sources said the purchase of the building by Timbercreek Asset Management Inc. is contingent upon a number of conditions. One of them is likely that a more detailed examination of the 15-storey office tower must show it would be economically feasible to convert it into a multi-family residential complex.

but why would they pay "near" asking price, what has the MLL done to the building to increase it's value ....NOTHING! Timbercreek needs better negotiators. Or did MLL get such a wicked deal on the building?

Good question, MLL paid a strangely low price for the building... $7.9 million. Sure, it's a fixer-upper, but still. Hard to imagine that turning it into a HQ wouldn't have been a financially prudent decision for MLL, and not exactly unusual given that government already owns many of the buildings it uses. But I guess it had the taint of the old government, so the decision has been made.

I find the remarks in the article interesting, though... is it really that unsuited to being renovated for general office use? There is mention of the small floorplates, but is it really much different than Newport Centre which is similar and as far as I can tell, mostly full? Class B buildings are full of smaller, low profile 3 to 20 person businesses that need less than a floor's worth of space. MAB seems like a good place for them.

Also, have they totally given up on keeping it as a medical clinic? I'd prefer the convenience of MAB over the f-cluster that is Manitoba Clinic by HSC any day.

No way, residential is the way to go to revitalize downtown. This will (hopefully) contribute to the transformation of Graham.

Not surprised at all the learn Medical Arts is targeted for a residential conversion. Pretty sure I even posted that sometime back. The size of the floor plate seem ideal for residential as you don't end up with too much interior space without windows.
