100% false. I assume Eviva is dead, but that lot won't stay vacant for long. I'd think 2-3 years max.

Do you know of any rumors or are you just speculating? I'm pretty convinced Eviva is done as well...they probably couldn't get financing considering how small Integral is and how far into the development cycle we're in.

Why would you assume Eviva to be dead? Even if it doesn't happen in the near-term, the developer now owns the site and can build it at some point in the future. Several of the towers going up now have been in the works long before the current boom cycle.

I guess a better word would be "shelved".

Jorge is da man! Maybe he'll put his name on the art museum here like in Miami. He also built Trump-branded properties. 98 14th I'm giving you that lead, no charge.

By the way, does anyone know what's going on with the Emerson?? Any news? It appears to be stalled.

Interesting. I love the design (except for the base's street level interaction). Figured if they proposed the development to overlook Piedmont park it would be more fitting.

They said in the initial press release that construction would start no earlier than May.

SPI-16
5:30 FOLLOW-UP: 1231 West Peachtree Street
Project Type: New construction of a multi-story hotel – 186 guestrooms on 11 floors above 7 levels of
parking, plus 1,750 SF retail. This is a refresh of a project of that was presented to the
DRC in January 2007 and again in 2015. Since 2015, the applicant has reconfigured the
ground level in attempts in mitigate concerns about vehicular congestion. Lobby and
registration functions have moved from the first floor to the 20th. The developer is North
Point Hospitality Group and the architect is Lindsay Pope Brayfield and Associates.
How can the lobby be on the 20th floor?

Also, why do hotels one block from a MARTA station need that much parking... I'd rather have a neighborhood of 10 story buildings than so many storage facilities for cars.

There will probably be a small elevator lobby on the ground floor that takes guests up to a larger lobby with the front desk and lounge areas. Doing this leaves more room on the ground floor for retail and moves the service functions of the hotel above the parking and closer to the guestrooms.

The hotel lobby with its functions will be on the 20th floor I imagine. There will still be an elevator in a "lobby", but you'll come in an immediately take the dedicated hotel elevator. This is what I imagine.

Especially considering that there are only 18 floors in the building. I think that's a typo.

Such a pity. I loved that building. We may indeed be reaching a zenith in development this cycle. It may be all downhill for a few years (but downhill does not necessarily mean "collapse.")

Sure it would have been nice if they started construction already, but why "such a pity. I loved that building" sounds like you know its canceled or something? As far as we know construction might still start sometime soon, or at least sometime this year.

I'm sorry that it's having trouble pre-selling. I don't know anything for sure. It must meet the pre-sale minimum before they start construction.

I don't know whether they are having trouble selling it or whether it just takes a little longer to sell high end homes. The luxe towers nearby are pretty full up, so I wouldn't be surprised if they sell these units, too.
