I understand the sentiment, but between PCM and 725 Ponce you're dumping roughly 900,000 SF of Class A "creative" office in a new "submarket". This is a market without direct highway access and MARTA access. For reference, Downtown Atlanta only has roughly 15,000,000 SF of Class A office space. The reason the other project did not work out is because they could not get interest from an anchor tenant / financing for the project. Also consider CODA is an additional ~700,000 SF sucking up a lot more of that creative office demand, with arguably a better office location (at least traditionally).
With that said, there are still plenty of underdeveloped and underutilized lots in the area and if additional residential density can be brought to market quicker, which should encourage future transit growth and help establish the area as a relative dense, walkable, urban hub, it'll only help bring more office, and other uses, in the future.
