The debate centers around highrise apartments in Midtown. Atlantic House is the newest project in that arena.

Uhhh, "Atlantic House" is in Midtown. You're thinking "The Atlantic".

I know a few folks who work in the leasing apartment industry. Identity theft has been around forever. ITP. OTP. And anywhere else you can think of.
Exactly, I wish people would keep there hasty generalization on the cliquish Atlanta city data thread site. This talk don't even belong on Skyscraper forum.

Agreed. I thought this was supposed to be about cool progress photos, permits granted, and general positive speculation on the cities development?

It still is. But, I think that everyone has a vested interest in the health and well-being of the city. Otherwise, if the buildings constructed aren't healthy places to live, the development of the city is endangered.

I'm glad others are speaking up in defense of the buildings. Need a balance.

I would say that there are plenty of areas of concern in the city of Atlanta. New gleaming apartments in midtown are pretty low ranking on that list.

I would say that too. Others were seemingly speaking with authority that these new buildings were fast becoming slums in the sky.

As always, the owners and managers are dealing in their own enlightened self interest and will assure their properties don't get a bad rap.

Getting back to development.....

There's still a lot of uncertainty with WRS' redevelopment of Underground Atlanta.

http://www.clatl.com/news/article/20856469/downtown-tugofwar

Quote:
Earlier this month, Reed spoke directly with concerned Downtown residents during the ADNA monthly meeting, trying to placate concerns surrounding Underground Atlanta’s planned redevelopment as a mixed-use complex. “I understand that there may be some tension and some concern,” Reed told the crowd of about 50. “But I would ask, respectfully, that you not have the city lose a quarter-of-a-billion-dollar opportunity.”
Didn't Reed himself admit previously there were other developers in line that were interested now?

Also worth noting:

Quote:
As for the concerns about substantially increasing the amount of parking around the complex, one resident received applause after calling that portion of the plan “a mistake.”

“I feel like I would be remiss if we did not discuss why would you put 2,000 parking spaces right in the hub of the most public, accessible, transit available in the city?” the resident asked. “Five Points Station is across the street.”

Reed revealed that there are ongoing negotiations with an unnamed retailer, one that will make residents “very happy” — and that retailer is the source of the interest in all the parking spaces. “Without me violating the rules regarding nondisclosure,” Reed said, “I think everybody in this room would applaud [this retailer] coming to Downtown.”

Reed pressed the point that as long as the threat of a lawsuit exists, the city is unable to get title insurance, leaving the deal at an effective standstill.

I saw the Standard filed for electrical wiring. Any boots on the ground around here? Is the project above ground yet? With everything going on in Midtown, I nearly forgot about this one.

1280 Spring appears to be progressing nicely. Up to the 3rd floor or so at the moment.

These 'others' are speaking complete, total, unadulterated, absolute, outright, unequivocal bunk. There are no doubt instances of people being booted out of some of these places but it is not even close to being as rampant as these the-sky-is-falling-chicken-littles claim.

In a market where people are clamoring to pay $2-3 per square foot for rent, investing millions in new construction so you can become a slumlord seems like a poor business decision.

Amen!! It was a totally unprovoked hit job. FAKE NEWS. I've been in Atlanta for a long time. There's never been a point in my time here where the city is as vibrant and moving in the right direction, as it is now. For folks to come here and post totally false info and a few "others" supporting that garbage... it's shameful.

The only thing FAKE is the front put on by the leasing offices. It's all splashy photos of beautiful young professionals laughing at their salad. Why don't you read some police reports at said addresses or, better yet, go hang out in the parking garage of one of these high rises at night and see what type of activity you observe?

Of course, it's a lot easier to ignore reality and pretend everything is humming along just fine.

I have close friends that live in several of the high rises mentioned. I visit them all hours of the day from early morning until 3-4 in the morning/late night returning from a night out. I've spent afternoons/evenings at the pools and at parties in the community spaces at these places. They've always been secure respectful and fun events. My friends also leave their doors unlocked and have for years because they feel safe and are surrounded by respectable people. Such garbage spread so easily and the people that will read and believe it is unreal. Get back to real development news not some crap because someone is pissed they got kicked out for not being able to pay rent or something along those lines. That's what it all sounds like to me! I've lived a very different experience and have friends that live in many of these various new buildings. This is development news not a site to discuss personal garbage stories!

Yep, it's under construction. They've been doing work on the site for a couple of months. Not above ground level yet, they're still doing foundation work.

It is a shame this has gone from office to residential. Granted the new 'Kroger' highrise will contain office space, but it seems like this area needs more office space to balance out the huge buildup of residential built the past five years. This would bring the area to a true 24 hour a day city center and not just a residential and shopping hub that people have to leave and return to from work everyday. There is a large amt of office space i suppose with PCM but seems the area could use more of a balance or am I wrong?
