I think that's just one of those fluff words that gets thrown around a lot, especially in regards to North Broad. There's just so much that needs to be done there that whatever large project that gets done closest to the convention center will be hyped as "a new gateway to North Broad". Honestly, when I hear that phrase, all I hear is "gateway to the north" and think of this:

There is supposed to be a residential conversion of 142 N broad and there is one underway on the 600 block on the east side of broad. Farther up a 19 story tower is planned in the 1300 block. Retail/restaurants are being developed in 2 story building just south of the Divine Lorraine. I think it's called Studebaker building. PArkway plans big project at Broad and Spring Garden as well.

They have struggled with acquisitions to the west, south, and east in the past.

Reluctantly, I shall proceed. Philadelphia's Central High is required to accept, and cannot involuntarily remove, 8% of its students from its surrounding neighborhood. Unfortunately, these 8% are often not prepared for the dynamics of Central and often do not flourish there. Masterman has no such requirement imposed upon it.

If, in general, many of the 8% were removed from the performance statistics, Central would be rated first in the region. It is laudable that, as opposed to attempting to reverse the policy, the Central Administration is considering providing academic support in various measures to the schools the 8% are drawn from. In my opinion, this makes them even more superior than their academic prowess, alone.

An interesting note; one factor that actually suppresses Masterman's academic performance is that seemingly every political hack has the ability to force their child of interest into that school. This is whether they are capable or not. Often, not.

Electric Factory building up for sale

Regardless of the name, the renewed interest in the area is bring driven by several factors including the core of Center City stretching its boundaries and pushing northward, the availability of older industrial buildings ripe for redevelopment as well as the phased transformation of the Reading Viaduct into an elevated park.

While there is a dearth of green spaces in that neighborhood as a result of its industrial past, the Reading Viaduct elevated park is expected to fill a void of recreational space as well as encourage new development and attract additional 1,775 households and 340 jobs to the Callowhill neighborhood, the planning commission predicted.

Though most know the building at 421 N. 7th St. for the Electric Factory, the property is formally referred to as Callowhill Center. It consists of two structures, a 7-story, 162,167-square-foot loft office building and a single-story building that totals 26,000 square feet that houses the concert venue. Electric Factory has a long-term lease on the space and is not going to be affected by the sale, said Michael Margolis, an investment broker with Newmark Grubb Knight Frank who is marketing the building.

In spite of that lease, the entire complex is just 38 percent occupied — one of its tenants is the School of Rock — giving an investor an opportunity to come in and reposition the building, Margolis said. The property also has two surface parking lots that could be developed upon. Those characteristics along with the location has helped attract prospective buyers.
