The number of large scale (and many of these are LARGE scale) projects being introduced is just mind-boggling. I hope everyone realizes that this is all completely crazy and will dry up immediately when influx of foreign money stops.

But before the rude awakening, one has to wonder how all these construction companies are able to have finance billions of dollars of projects in pipeline? And how do they manage to find enough construction crew and people for every site? Salaries in that field must be through the roof!

Given that the metro region's population is still growing at a good rate and with our limited land supply must built up rather than out, while things may cool off a little by no means are they going to stop.

Metro's previous (2014) objection was (in theory at least) due to the lack of a comprehensive development plan, so (in theory) a solid plan might bring them around, but it can be tough getting approval to repurpose big chunks of industrial land.

You're not wrong about Port Moody nimbyism either. The current council in particular is pretty anti-development, but councils can change. The plus in this case is that there are no immediate residential neighbours, so that will help. The Tri-Cities news suggested 2040 as a completion date, which seems plausible.

At this point, it's just a sketch on paper, but at least it looks like a pretty well-designed sketch (IMO), so that is something.

In other Port Moody news, council is slowly moving forward with a plan to move Coronation Park (SFD neighbourhood just off inlet station, across Ioco from Suter Brook) from 500 residents to 4,500. Seems like there might be enough residents in the area who want to cash in to overcome those who want to keep their homes, but time will tell.

With respect to finding enough crew for all the construction, I have seen stories of shortages in some areas (crane operators, etc.) but I guess the flood of people back from Alberta has helped a lot, especially for jobs that don't need special skills. Hopefully the oil patch is up and running again by the time things inevitably slow down in Vancouver...

lol construction salaries aren't through the roof. Residential/commercial tower construction does not pay that well, it is a huge source of employment in Vancouver and one of our main industries. Without it I'd say the unemployment rate would jump to double digits.

With all the construction ongoing, how hard is it currently to find craftmen like carpenters, plumbers and electricians to do house renos? Has anyone been contracting any and have rates gone up with the shortage of skilled people? I think that's where normal people can have any touch point on the current market.

There must be thousands upon thousands of renovations ongoing, so it must be challenging to find good people. I wonder if those people have been able to add this demand in their rates too? It would only make sense. Basic supply and demand.

I've definitely struggled to find competent people. Only found one guy who wasn't bush league and he was too busy to do more work after one job.

After a pipe leak my strata hired an old eastern European guy to fix the ceiling and he tried to put up drywall with tiny scrap pieces. I told him to get out. He messed up a wall in the common hallway too and it bugs me every time I see it.

I've almost finished the image/info collecting for the Richmond thread, just have one question.

Does anyone know what is happening on this lot? I remember seeing that it was sold to a developer last year (it was in the top 10 largest real estate transactions of 2016).

A note on that Burquitlam proposal:
