Does McDonald's usually lease or own their real estate?

I remember the old one, it was an older brown two story building and you drove under it to get to the parking or drive thru.. I checked Google Earth and they have back until 2003 available, still showing the new building. I can't remember exactly when it happened but it was definitely more than a decade ago.

Only 3 storeys up and we're at the point where we cross fingers that at least they stay consistent.

However, MC2 is proof that a white spandrel tower can look ok given some thoughtful finishing.

Believe it or not, Port Moody is floating the idea of a massive increase in allowed density in the blocks adjacent to Moody Centre Station: http://www.portmoody.ca/modules/showdocument.aspx?documentid=12369

church's chicken just up the street is constantly busy and its open 24 hours and i drive by in the wee hours and its got people in there.

Uh oh. The evil effect of SkyTrain: shadowing high-rises start creeping into old town centers ruining once idyllic and picturesque small towns. /s

The fourth and final tower in Polygon's Windsor Gate development looks to be moving forward in conjunction with the third tower (The Lloyd). The 25-storey tower is called Mantyla, and will share a parking garage with The Lloyd, which is located immediately east.

Here's a crummy drawing from a Coquitlam City Council meeting, with The Lloyd behind:

There is also an application for two residential high-rise towers at 430 Westview Street in Coquitlam. This is currently affordable rental apartments northeast of the Executive Hotel (Foggy Dew). No other info other than Chris Dikeakos Architects submitted the application.

--------------------------------------------------

Anthem is proposing two high-rise towers at 585 Austin Avenue. They are 28 and 23 storeys. Two smaller apartment buildings would be demolished for these, which are located just east of the three existing Brookmere Towers.

--------------------------------------------------

There is some movement on the Maillardville Towns site, which is currently a mobile home park at 1026 Brunette Avenue. Back on May 29, GBL Architects submitted a pre-application for a "7 building mixed-use site creating 500 units". No idea if the two towers are still part of the plan.

creeping closer to where i used to live, i've noticed since i moved away from the area in 2012 that traffic is so much worse now, its going to be really bad with this influx of new people over the coming years

Looks like Concert/YMCA are entering into Burquitlam with a land swap/rec center development. Tri-City News Article

Quote:
The city of Coquitlam has announced a partnership with the YMCA of Greater Vancouver and Concert Properties that will see the construction of a new recreation facility and the expansion of a park amenity in the Burquitlam neighbourhood.

The new YMCA will be constructed in conjunction with a mixed-use development led by Concert Properties on 2.1 acres of the 3.6 acre Burquitlam Park. Staff said the project will be subject to rezoning approvals.

In exchange for the land, the developer will give the city 2.55 acres on Cottonwood Avenue, which staff said will be used for the future expansion of Cottonwood Park from its current 2.2 acres to 4.75 acres.
Emphasis added by me

So the city will make out with 0.45 acres more parkland in the area plus a new rec center at the Burquitlam park site.

Interesting deal. Anyone know exactly which parcels of land they are swapping?
Some new info regarding the above news from earlier this year:

Concert is proposing a large mixed-use project at 579 Smith Avenue in the Burquitlam area. The development will consist of a 47-storey condo tower, a 30-storey rental tower, and a new YMCA community centre. This is sure to be controversial since it looks like Burquitlam Park will be torn up, in exchange for a major expansion to Cottonwood Park.

But the only amount of land big enough must be all those cheap rental buildings on the south side of Cottonwood Avenue, west of the current park. Not good news for affordability in the area...

Also, with this and Marcon's proposed 49-storey tower, Burquitlam looks like it's going to see some serious height. The views will be unreal (they already are).

Thanks for the updates urbancanadian. Had no idea such serious heights were being proposed for Burquitlam.

____

I was in New West today. Looks like the final tower of Plaza 88 is under construction. Crane is up on site and pile driving is underway.

Also in that list of applications: there's one by Chris Dikeakos Architects for 2080 United Blvd. - that's Hard Rock Casino. Is that yet another revival of the hotel proposal? IIRC, it got approved twice in the past, but the owners never went through to construction.

After my previous posts on this thread, I had the urge to check up on the progress of some Burquitlam area projects. I'm going to break this up into a couple posts, and then post a map to make things easier to follow. It wasn't the nicest day, but here is what I took:

The grocery store portion of Bosa's Uptown is coming along nicely. The second tower is behind.

Test train crossing Como Lake Avenue.

Looking west towards Crown by Beedie.

Excavation is well underway for Magusta's Burquitlam Capital.

Looking south-west, with two skylines in the background - Edmonds (the upper part) is to the left of the tree and Metrotown is to the right.

Looking towards Burquitlam Station and Uptown:

How the sidewalks will look in this area:

Right of the median is a one-way lane leading into the strip mall. On the left is the exit point for buses from the bus loop.

Looking across Clarke Road towards Crown:

East side of the station, with Uptown on the right:

Burquitlam Station:

The station again, with Crown on the right:

Looking north up Emerson Street. This is the "backside" of the Uptown development.

Part two of my Burquitlam update.

Looking east up Regan Avenue to Marcon's recently completed low-rise called Regan's Walk. Next to it, further up the hill (east), is a new proposal for a 6-storey building at 621 Regan Avenue.

Looking back down the hill from the other side of Regan's Walk, with Uptown behind, and Crown in the distance.

Springbank's Novella is topped out now.

Immediately north of Novella is Otivo's 6-storey development called Simon. Demolition of the existing houses has just begun.

Over on Cottonwood Avenue, Polygon's two-building rental project has recently topped out.

And down on Foster Avenue, BlueSky's first two Lougheed Heights towers are being excavated. The excavation is also for a 6-storey rental building on the east side of the development. Looking south-west, from behind:

Looking north-west, across Foster Avenue:

Looking north-east:

The third tower, Marquee, is now selling I believe. Demolition is about to start for the building that currently sits in its place.

Intracorp's Nelson on Foster hasn't started yet.

Gotta go for dinner, a map is to come.
