if product is good, it will sell itself regardless who the middle agent is. The role of the middle agent is provide exposure of the product, answer questions, and write up sales contract. IMO

I don't think anyone involved in this project was under any illusions as to what was going to happen to the mall once construction began and given how long it's expected to take.
I agree with Spr0ckets. And I've a rather long reply so I apologize in advance if it's too much. Lol.

Some long time ago, there doesn't seem to be that many people in the mall. Also, before that there used to be a McD's and an IHOP. They closed when Shape begun redevelopment. I guess even if they wanted to stay, they can't or decided they'll just come back once all are ready again.

But in the past year, I'm seeing more people in the mall (whether or not they're buying stuff), and wouldn't necessarily say it's dead given that the property is actually being redeveloped. Maybe it was dead before and that's why there came redevelopment, among other reasons. I'll just say, it's about time. Lol. There's even a new Bubble Tea place that's about to open, replacing the muffin stall at the food court.

I think the commercial/retail redevelopment aspect of it should remind us a bit of the design of Park Royale and Shape's other property in Abbotsford (the High Street), not the old idea of the indoor suburban mall surrounded by huge land used only for parking (and a pain/inconvenience to transit users). 'Cause the latter was really not the best when there's actually also a Skytrain station next to it that could've just connected straight to the mall and get more foot traffic in the process.

Brentwood's more in keeping with trends in dense and still growing cities overseas. If many foreigners bought (who probably come from more cosmopolitan and global big cities overseas, and have most likely traveled a lot elsewhere as well), it's 'cause they have all these conveniences back home and can foresee what's a good plan/design, and therefore, a good buy for the lifestlyle they have.

As for 'anchor' tenants ---
With all that said, I wouldn't mind a better version of T&T in it. I was at an H Mart in the US just recently that would put T&Ts to shame. Lol! Too bad we don't have much space here that may help T&T if they're so inclined to improve themselves. I'd love it if Target comes back. Right. Lol. Even a Walmart. Ha.

Others on my wishlist but probably won't lease in Brentwood due to competition with other developments in hotter areas elsewhere in Metro Van -- Muji, Uniqlo, Daiso, The Container Store, etc.

Anyhow things for sure will evolve especially once all those other towers in the immediate vicinity are built, especially Concord Brentwood (a lot of units there.. but it'll be years yet..). We have the groceries on one side (Whole Foods, Save On, Shoppers Drug), and then (hopefully) more of the other relevant stores, services, and restos on the other side in the long run.

Let's hope Amazing Brentwood's retail/commercial redevelopment won't end up becoming a dud. "Anchor" tenants are key. If I live in any one of the towers surrounding it but I can't run errands there, or can't find the relevant service/shops, then of course, I'd skip their ''mall" and just go elsewhere to get them.

i think second locations for Pottery Barn, Pottery Barn Kids, Williams-Sonoma, West Elm would fit well in there. I like going to look around on south granville, but finding parking in that area is a real deterrent, good easy mall parking would attract people who avoid the current locations.

Also could fit well Urban Outfitters, Anthropolgie, Apple, if Crate & Barrel were wanting a second location in the metro area. They all kind of go along with whole foods type of customers.

If your a weekender headed to IKEA in Coquitlam, from say the north shore, brentwood would be an easy stop on the way and having a number of furniture/decor shops would be an attraction.

I'm sure it'll make some difference. While a good product at a good price will sell itself, don't underestimate the services of a good marketer. Not to mention Rennie has amassed a huge client list over the years to draw from. One can only assume they will be steering away their clients from future Brentwood towers until things get sorted.

I wonder if an asian department store chain would be interested in opening up over here, Lougheed adjacent to "Korea Town" would be a good place to try it out.

toronto airport had a harrods in it in the 90`s lol I remember checking it out once, it was mostly just harrods branded things liek cookies and fridge magnets, the touristy stuff

Selfridges is owned by Holt Renfrew's owners so not likely bringing that brand to canada.

You're talking about high prestige stores located in the centres of iconic world capitals. There's no precedent for anything like that in Canada, much less glorified Greater Vancouver. JC Penny might be a realistic target.

This is Brentwood, Burnaby we're talking about and not Brentwood, Los Angeles (or Rodeo Drive in Beverly Hills, for that matter).

Since we're in the neighbourhood, why not just shoot for the stars while you're at it, and hope for a Marks and Spencer, or a Bloomingdale's?
Hell, even Saks Fifth Avenue or Lord and Taylor might be up for it.

Brentwood Town Centre is undergoing a spectacular overhaul that, when completed in the fall of 2018, will make it one of the largest urban destinations in North America. According to Retail-Insider, the first phase of development of the new centre will feature a modern luxury retail zone, fashion anchor stores, new upscale restaurants and a cinema, all in a indoor-outdoor configuration located directly on and around the SkyTrain station.

According to Retail-Insider,

The existing 500,000 square foot centre will be transformed into a mixed-use super regional shopping centre featuring in excess of 1.1 million square feet of retail space. As many as three large stores may anchor the centre, and landlord Shape Properties confirms that they have been in discussions with four upscale fashion department stores. Discussions continue with a variety of smaller retailers, including a number of luxury brands that are interested in locating in the centre’s new ‘modern luxury zone’.

Not all retail will be luxury focused and the developer is looking to add various lifestyle, aspirational and approachably-priced retailers in the centre, including a number of sports and athleisure focused brands.

The centre will feature four distinct retail areas; ‘Brentwood Interior’, ‘Brentwood Boulevard’, ‘West Mews/Grand Lobby’, and ‘The Plaza’. Each is described below.

Brentwood Boulevard, an outdoor retail street, will feature 22 retailers in 70,000 square feet of space, as well as two restaurants occupying approximately 10,000 square feet, plus some 4,000 square feet of restaurant patio space. Brentwood Boulevard’s design is inspired by some of the world’s most iconic high streets.

West Mews and Grand Lobby will feature 17,000 square feet of retail space, as well as a further 4,000 square feet for at least six restaurants, excluding approximately 1,500 square feet of patio space. The area will offer one-of-a-kind brands, designer stores, and unique restaurants.

The Plaza will be a one-acre open-air social hub featuring fashion brands mixed with patios, pubs and casual dining. It will feature 15 stores as well as six restaurants spanning over 30,000 square feet, plus 7,100 square feet of patio space and 4,000 square feet of garden rooftops. Also, three of the restaurants at The Plaza will be multi-level, according to plans.

According to Shape Properties’ Executive Vice President, Darren Kwiatkowski, Brentwood will feature considerably more space devoted to restaurants than is typically found in shopping centres in Canada. This addresses the fact that malls are increasingly becoming social and entertainment destinations, as opposed to being pure retail centres. Brentwood will feature a variety of diverse food options with chef-driven concepts (and some chains) to be included to elevate the food experience.

The Brentwood SkyTrain Station will become an integral component of the centre, and Mr. Kwiatkowski explained that transit ridership is expected to grow substantially as the Lower Mainland continues to densify. Brentwood is also easily accessible by car and its central location means that this development will be able to pull in shoppers from Burnaby as well as Vancouver, Coquitlam, New Westminster, and even North Vancouver via the Second Narrows Bridge.

Nothing about that press release says they're aiming for the likes of Harrod's or Selfridges & Co.

....or that they would be capable of attracting them if they were.

Nobody's saying that we can't have anything other than Walmart in the 'burbs.
But there's a obviously a far cry from Walmarts, or even Nordstrom on the one hand to a Harrod's on the other.

There's a good reason you tend to find that level of retailer only in major international cities and metropolis' (the actual ones) like London, New York or Los Angeles, and not in places like the Vancouver suburbs (or even Downtown Vancouver, for that matter)

The one thing going for them is the lack of suitable department store space in downtown Vancouver - for new players such as Simons.

I see 2 potential department store sized spaces (about 100,000 sq ft) in the plans.
The anchor at the south end of the mall (2 of 3 levels) and the "former" Target space with 25 ft ceilings (60,509 sq ft) combined with the prime space directly above (41,297 sq ft) fronting the plaza (= 101,806 sq ft).

I could also see Sporting Life in the 40,000 sq ft space at the north end of the mall (not shown below)
(with a bike/ski repair shop on the level above) and activities and promotions combined with the new Community Centre's basketball courts
(also on the level above).

most american cities have high end shops in the suburbs, bellevue, palo alto, manhasset etc etc

Even Toronto has Yorkdale.

Its entirely possible to aim for a high end mall in the suburbs here with convenient tranist and parking for those afraid to shop downtown. and yes there are loads of people who refuse to go anywhere near downtown Vancouver. One mall with all the shops together is appealing to many.

I should know this, I grew up there, but is Yorkdale closer or farther than Brampton and Markham?

Regardless, you might be right, Vancouver might just be big enough now. Certainly worth a try; especially in a project this big and conceptually new.

Marks and Spencer or Saks Fifth Avenue wouldn't actually be that crazy.

Saks has opened a couple locations here in Mexico City, although in "flagship" malls.

Modern malls should focus on becoming an entertainment district, just look at how crowded the Rev's near Holdom station is every night

I miss Marks & Spencer. They seem to have a lot of stores in Asia.

How comfortable will shopping be there though while it remains a construction zone with the rest of the phases still going up I wonder.

I think once the first three towers are done it shoudn't be too bad. The focal point is the plaza and the frontage along Lougheed, so once that's done it shouldn't be too uncomfortable.

ok, i guess kinda like station square's ongoing and part open now type of deal. Another dumb question - will this be the final and total amount of retail being constructed with the remaining to be built be residential only? or will there still be more retail components in the future phases?
