Nothing terribly exciting on the RPC agenda tomorrow. Another Tim Hortons is going in to the Gardiner park SC. No drive thru.

To my memory the only existing Tims without a drive through is downtown. Change of pace for their structure?

Technically that mall is the University Park Shopping Centre.

And I don't really get the purpose of that Tim's. I don't see the point, other than general saturation.

There's a demand there... no coffee place that I can think of for people leaving Univ Park heading to downtown (OK, fine - Robin's at Arcola & Vic, but yuck), or really serving anyone who lives on the south side of Arcola heading downtown via Arcola.

This said, having grown up in Univ Park & remembering the chaos that the Univ Park Mall could be (remember the Friday of a long weekend - people going to CIBC for money, Acme for a movie, fueling up at Esso, grabbing snacks at Kleins, and then a stop at the LB?), I'm glad to see that a drive-thru isn't being proposed. No need to repeat the gong show.

Unrelated: I see a pad is being prepped on the space between the Leader-Post & Vic Ave. Looks about the right size for a Tim's, and on a commuting route, but I haven't seen/heard anything about it - so I assume it's not a Tim's. What is it?

Just more retail/office strip. Same owner of the new stuff directly to the west.

Most of the people I know in this area will swing by Brewed Awakening on PoW before going downtown. It's not that far.

This is why Evraz did the $220 million expansion last year to its large diameter pipe facilities. They also built the giant coating/finishing plant you can see from Highway 11. They will be calling back a lot of laid of steelworkers in both the steel and pipe divisions as they will need to get started on this project pretty soon.

Also Regina is right in the middle of this project and there will be tons of construction spin off. It is a $7.5 Billion project. That is like 25 stadiums, except better because the construction materials are manufactured right here.

Also with Trump promising to revive Keystone XL, look for more spin off. Most of that pipe was already built. You can see some of the green coated pipes stacked north of Evraz next to the rail line. It has been there for years. Some will need to be recoated at the new Evraz coating facility.

Great news for Regina.

Don't they need discretionary use approval for cinemas? Council might not allow it. Fougere's #1 election platform plank was to develop the RRI lands.

Not to be a cynic (OK, I am), but Council hasn't exactly been tough on developers, and they've been even more lenient on Harvard. Put these together, and I doubt the theatre is much more than a rubber stamp.

If a theatre or a grocery store made sense downtown, it would be built already. Its probably better measured against downtown population rather than number of years.

Hopefully if Capital Pointe ever gets finished that will bump the number of people living downtown significantly. Besides that, I am not aware of any other significant residential downtown in the works that would contribute to supporting a grocery store or, to a lesser degree, a theatre [which is a rarer, more destination type of business].
