High-rise residential building in the works for Irving’s Las Colinas

Legacy Partners - one of the country's top apartment developers - has contracted to purchase a 5-acre site on Las Colinas Boulevard east of State Highway 114.

The vacant tract is on the south shore of Lake Carolyn.

"The site has lot of lake frontage," said Legacy Partners' Spencer Stuart. "It will be 17 or 18 stories with a great view across the lake and views of downtown Dallas."

Stuart said the tower will be surrounded by 4-story apartments in the same development.

McKinney/Boll: A “Small” 18-Story Tower for Uptown

Dallas Cothrum of Masterplan Consultants talked the City Plan Commission into recommending a Planned Development Subdistrict for his client, thus paving the way for the construction of the McKinney/Boll Tower at 2614 McKinney Ave. (southeast corner of McKinney Avenue and Boll Street).

Cothrum has been laying the groundwork for this project for about a year now, meeting with neighbors and the Oak Lawn Committee to work out the details of a development they can live beside.

A two-story building on the site will be demolished. It’s been operating as some kind of bar or lounge since 2003 and since 2005 has been The Idle Rich Pub; there’s an appropriate name for a gentrified neighborhood.

Based on his meetings with the local stakeholders, Cothrum said their primary concern was that there not be another bar.

The project owners, Mockingbird Venture Partners LLC and M&M Venture LLC, agreed and in its place plan a 55-seat, 5,000-square-foot restaurant with valet service to ensure patrons to the establishment do not stack cars into the street. A potential for traffic congestion was another pet peeve of the residents.

The building has a tiered height and a rooftop pool faces State Thomas on the lower level. Residents of the McKinney/Boll Tower will have underground parking that is separate from the restaurant. The second story will be dedicated for a retail use.

Project: Memorial Civic Center Hotel

The Lubbock City Council approved a market feasibility study for a Civic Center Hotel on Thursday night. The vote was 7-0.

The TIF voted in its Nov. 7 meeting to ask the council for the study after accepting a recommendation from its committee charged with studying the viability and recommending an owner for a civic center hotel.

The recommendation, after looking at proposals from two companies that operate hotels in Lubbock, was for Pearl Hospitality to be the private partner in what is anticipated to be a public/private partnership.

The hotel would begin construction sometime in 2018 after the design is complete for the hotel and common area. According to Moffett, the owner of the hotel would pay 2/3 of the architectural and design costs and the city would pay 1/3 of the costs.

The 300-bed hotel is expected to cost a total of $86 million. That includes the $16 million participation by the city for the portion that the city owns. The initial study says that the projected occupancy rate the first year is 63 percent, at an average rate of $165.

Houston and Dallas are beasts. These places have been booming for the last 5 years+. Dallas especially. Some of the infill has really transformed the area.

Some solid high rises as well. Quite a fan of the mid rises and mixed used developments rising.

How you define "Proposed?" Simply as that? Or are you including towers that have been approved (but, not as yet U/C) and towers working through the entitlement process?

When including towers approved and/or working through the entitlement process with "proposed," Austin's CBD , alone, has 20 structures in the works. And that's only structures over 200' in height.

Just curious.

Project: The Village of Southampton

The Houston-based company expects to start construction on The Village of Southampton in 12 months. It closed on the property at the northwest corner of Kelvin and Robinhood this week.

The building, planned for 175 units, will be similar in height to the adjacent 17-story condo building, The Robinhood. It will be by far the tallest of the company's 25 projects across the county.
