One location that I think should be selected is the area just west of I-215 along North Temple.

This would be close to the planned future Trax stop and it is still close to the existing west-most stop before the airport.

Another location I can see being picked is around the 13th South Trax stop or closer to the 2100 South Trax stop.

For the other 2, I am thinking 1 along Redwood Road (near where Sutherlands used to be) and the last maybe 2nd South and 4th East area or State and 9th to 12th South.

This will be 2 near Trax and 2 along higher frequency bus routes.

Actually, West High isn't the oldest. It's the oldest PUBLIC school but there are private schools (well, at least one) that pre-date it.

But... They need to do something with that block.... Ken Garff recently tore down their main building for the dealership and built a new one even further back from the road... I'm really surprised that the city approved that. I ultimately don't think the city should issue Andy building permits for any car delearships north of 700s. We really need to phase those things out of down town. They are a waste of space. At the very least they could have made them build the building right at the sidewalk. They could have either built a fully indoor dealership, or else put the lot behind the building and just had a few display models inside.

Also... what is this Pizza Hut property thing up a couple of posts? What Pizza Hut property is this?

Most industrialized areas are on the west side. Build a homeless residential building in the Sugar house shopko lot. Add some foot traffic :-)

Very Cool...I'll bet these will almost be completely presold before a shovel is turned.

Another very cool project. Especially the fact that it's going in right on the S-Line. A few short years ago these kind of a set-ups were most forum members dream wish for Salt Lake City. Now it's becoming a reality.

I am amazed when I go back over just the last few pages of the Compilation Thread, and look at the many projects coming on line, one after another. There are so many, and when you see them stacked one post after another, you realize that the majority of them have quality finishes and attractive styles.

Update - In The City - Sugar House District - Liberty Place Townhomes - On The S-Trolley Line

Isaac Riddle Reports: Full Article @ http://www.buildingsaltlake.com/commission-approves-large-sugar-house-townhome-project/

On Wednesday the Salt Lake City Planning Commission approved a planned development request from Cowboy Partners to build the Liberty Place Townhomes, a 70 unit townhome project on the 600 East block of Wilmington Avenue directly north of the S-Line.

The project will replace an office building and surface parking lot. The units will be rentals and will be dispersed among eight buildings on 1.72 acres. The townhomes will be three stories (35 feet) in height and include a one car garage. The project’s townhomes will front Wilmington Avenue, 600 East and the S-Line.

All but nine of the units will have two bedrooms. The townhomes will have the garage and storage space on the groundfloor with the living area, kitchen and powder room on the second floor. The bedrooms will be on the third floor and in both the one and two bedroom units each bedroom with have private bath.

delts145, you are correct. This is not my project but I've heard that many of the units have already been placed under contract for several million dollars a piece.

In response to the discussion about a new high school in SLC, the school district is not going to build a new high school any time in the near future as there is no need for it. The high school population in the city is actually very stable with little growth. The majority of the growth in SLC is not coming from families. It's generally young couples, singles and older couples. SLC has a very small household size when compared to other communities in the valley. In fact, some areas of the city such as the East Bench are actually losing population due to an aging population. As the younger west side grows the older east side is shrinking.

Now with regard to the future homeless shelters, I have heard lots of rumors about potential locations but because they're unsubstantiated rumors I'm not going to mention them specifically. I will say in speaking with people in the City Council and Mayor's Office that people will likely be surprised by a few of the locations and at least one of them stands to be extremely controversial. All I can be certain of is that I hope to God that I do not get assigned to work on that project.

So the city council wants to avoid NIMBY'ism and controversy by keeping these selections secret? I'm not sure what universe they live in but it will not achieve either. Wait for the fireworks. It is NEVER sound policy to keep information from the voters unless it involves national security.

I am prepared for my neighborhood (Fairpark) to do its part. I just know for certain that it will not do anything. It's a band-aid and those shelters will be at capacity and destroying the surrounding areas in due time. This is a CYA move that is funded wrong (raiding RDA and other project budgets), and meant to keep us all quiet for a year or so until it becomes a crisis again.

And again: until we build state hospitals again in this country, this will do nothing.

I still think the state and county should force some facilities into other communities, it's not like all the homeless people are from SLC to begin with.

It's not an enviable position that the Mayor and Council are in, but they realize that they will never convince the residents that a shelter facility is a good idea. I'm also guessing that homelessness may be able to be classified as a disability, or mental illness. Facilities for disabilities and mental illness,, by state law, can pretty much be places in any zone. It's not like they are going to pick a site anywhere near the heart of Sugarhouse, or something similar, or anywhere near any serious population base. My guess is the they are going to be located in more industrial areas, that still have transit service. I would anticipate that some of the new facilities will be located on parcels currently owned by SLC, SL County, the State or the LDS Church.

This is when each Council member will have to step up and balance the needs of their constituents, and the needs of the homeless.
Agreed this is the Wasatch Front's homeless not Salt Lake City's. A city that represents 10% of the area's population should not be leading and they should not be expected to house such disproportionate numbers. This is what it would take for surrounding areas to match the commitment of the Road Home and the new shelters in SLC by their population size. (numbers off the top of my head)

Baseline SLC roughly 10% and about 1500 beds(likely more if you include the YWCA, VOA, Jesus Saves etc.)
Utah county roughly 25% of the population would need about 3750 beds
Salt lake county not including SLC roughly 40% would need about 6000 beds
Weber and Davis roughly 25% would also need around 3750 beds

SLC is clearly being asked to carry way too much of the burden.

The Tribune already ran an article about locations the city is looking at and they were all in industrial areas, which I had always assumed. Calm down.

I do agree with the counties and cities carrying their proportionate amount. I am however wondering where are you getting the number for the need for 15,000 beds?

Also, they really should have use that opportunity to break up that block by adding a north-south mid-block street.

Correct me if I'm wrong but it seems like the LDS church plays a very small roll in the homeless solution. I don't live down town but I haven't notice the church playing much of a roll in this. I would think they would be an excellent resource for the city. Let me know your thoughts. If I were mayor I would be trying to heavily involve them. They have the money, land, man power, and invested interest in SLC to provide a solution or play a large roll. Please let me know if I'm talking out my ass here.

Thanks

I don't think you're talking out your ass. Your inquiry is valid.

If you put The Road Home shelter next to CCC or anywhere near Temple Square, we would be having a very different discussion.

I think the city trying to do something is better than pretending the problem doesn't exist. I just simply don't know the answer.

INFORMATION ABOUT CONVENTION CENTER HOTEL

I have heard from a well connected source tonight some details about the convention center hotel. There should be an announcement around the 1st of December. The location that the developers are working on is arrow press square. There will be a pedestal that will be "almost as high as the Marriott across the street" the pedestal will have retail on the first couple of floors, will include a large movie theater, and will have a movie theater comparable in size to the Megaplex at the Gateway. There will be 30,000 square feet of entertainment space in the pedestal--not sure what exactly that means. There will be an L shaped hotel portion with the l along 100 S and West Temple with a swimming pool on top of the pedestal south of the L shaped tower portion for rooms. The building will be 40 stories and will house 850 rooms run by the Intercontinental Hotel Group. There will be a few floors of Kimpton Hotels above that for a boutique hotel experience, and then the top few floors will be residential condos. The West Temple side of the Hotel tower portion will have a large screen similar to what is in 111 Main, but bigger, with some other screens on the pedestal as well.

That is all I have for now, I cannot wait for December for the official announcement.

Stayinginformed, That's some news blast! Did you get any kind of feel for how many rooms the Kimpton Boutique Hotel would add to InterContinental's 850? I'm thinking probably around 150 to 200?

Hmm, Forty stories with that pedestal as you described it seems to be saying this would be a new tallest for downtown. Sounds like it's going to be something along the lines of what we've been hoping for as far as the design.

Looking recently at the Old&New diagram proposals, and the aerial view of that current state of the Arrow Press Sq. block, it definitely has some incredible potential. I think putting the CCH there bodes well for many surrounding properties. This will be a game changer for that long underdeveloped north half of the block. Hopefully, this will speed up the restoration and redevelopment of the Pantages Theater/residential tower, the Dinwoody, and a new office/bank tower north of Daynes.

AjiuO is going to be giddy about the proposed movie theater addition. I think that would be an excellent location for one.

Till then, keeping my fingers crossed!

Incredible potential here!!
