Out With Apartments, In With Office: Revised Northside Project Moves Forward



The Ardent Cos filed a permit to begin land work at 1299 Northside Drive, the 12.5-acre site next door to the IKEA in Atlantic Station that was originally slated by Fuqua Development as its Northside & 17th project. Plans at this point are sketchy, and permits don't reveal many details other than it's expected to be mixed-use.In 2014, prolific Atlanta developer Jeff Fuqua had proposed a residential/retail mixed-use project (here) on the site that was going to include apartments, single-family houses, retail and restaurants. But Atlanta's apartment market has boomed since then, with thousands of new units underway. Investors instead are seeing more opportunity with an office/retail focus, sources say. Zoning on the site does allow for the developers to eventually build multifamily there. Bisnow reports that Ardent purchased the property (originally owned by the Georgia State Road and Tollway Authority and at one time eyed by Amtrak as a site to replace its Peachtree Street station) and is partnering with Fuqua Development with the intent to develop a mixed-use project focused on retail and office and not multifamily. At least initially.

that change in plans for the Northside / 17th St. site sounds promising. wish Fuqua wasnt still involved though.. I dont think the Fuqua site plans were very good.. as was to be expected from Fuqua.. Will be interesting to see what the new site plan is

I am wondering if the condo market in Midtown is really as strong as the conventional wisdom here on the board. I have seen a number of posts here that reference the fact that Seventh has been sold out; however on Zillow, there are units still available, and they have cut the prices by 5%. For example, unit 401 was originally listed at $959,000 and has been cut to an ask of $899,000.

Observations - Buckhead
Street activity is exponentially higher than I have ever seen it. I went to Disco Kroger during lunch and it was packed. Lot's of people walking on Piedmont - even with the cold and wind.

Buckhead Village - Aaron Rents is full steam ahead. White tarp covers most of the exterior. I noticed several lots cleared in areas I didn't know were planned for development. BTW - the Hanover Buckhead is super huge/wide. Much bigger than I expected.

Buckhead Atlanta - blocked out. Streets lined with cars and lots of people on the street walking and shopping. Didn't expect to see it so busy. Very impressed with this development.

GA 400 Park Design

There's some additional insight from Rogers Partners on why the redesign did not include capping the entire highway. Which most on here should reasonably understand.

This new design brought the park acreage from 9 acres to 6 ½-7 acres.

Condo price reductions are in every major city right now. Yes, the market is overbuilt as happens during every expansion - and we're overripe in this one. Things will settle down.

With regard to Atlanta condo market - it is not over built. Those condos were over-priced.

Thanks for posting these. It 's nice to see these projects from a different perspective.

As for 56 Leonard, I'm not really a big fan it so I'm not as excited about the Buckhead tower. I actually like the Midtown design better.

I am more excited about the Midtown tower than the Buckhead tower, and am ecstatic that it has begun construction. The Buckhead tower is very interesting, and the interior renderings are very appealing. Let's hope it gets built so we can judge it in person!

56 Leonard looks less Jingoey at the bottom than it does at the top. I like it, but my favorite new tower in FiDi is 30 Park Place.

Huge thank you! I used to live near here and hardly get to that area anymore. All the development in the area is amazing to see. Camden will really help the area's base grow, too! Although is the fence new? I know there was a fence around a year ago and never really noticed if it went down.

I am a huge fan of a lot of the designs going up in Buckhead compared to those going up in Midtown. That said, Azure looks great (except the western facade) and Post Millenium, despite me thinking it was an okay design, is starting to shape up pretty nice! AMLI Arts Center looks like it'll be great as well.

A friend of a friend said Drew Eckl will vacate 880 before Thanksgiving so we're just a month and few days away, folks.

Regarding slowing down West Peachtree traffic, a traffic light at 7th would likely help and hopefully come to happen once Trammel Crow exerts influence on their impressive 880 West Peachtree project. Will it be branded as Midtown Alexan….anyone know ?

One of the building permits refers to it as "Alexan 880". I think I have seen it referred to as Alexan 880 in some news articles as well.

Not development, but restaurant related, was in Nashville and things are growing quickly around the core.

Anyway, Biscuit Love is one of the hottest breakfast places there, their host said they will be coming to Atlanta soon. They were named Bon Appetit's top sandwich in the country this year.

Where they are in Nashville is hip/urban, so thinking Beltline or Midtown, but we'll see.
