It would have made for a very tall and skinny downtown.

Just think of Assumption Place on steroids.......

Height is sexy, but I would prefer increased density based on medium height buildings. This would give a much more satisfying streetscape.

It would look absolutely ridiculous if nothing else around it is over 8/10 storeys.

Some 20s would look good, perhaps even a 25, but a single 50 would look preposterous.

The T&T states that Shannex does not own the land and does not have immediate plans to develop it; that they're only exploring whether the city would accommodate it.

L'Acadie Nouvelle states that all eight buildings would in fact be ten storeys, built one after the other between 2018 and 2025. Shannex would be responsible for extending Lady Ada & LJR. This development would target the anglophone community. Tit for tat; hopefully people accept it, though it's a bit ironic (if I use the term correctly) that it would be built on Louis-J-Robichaud Drive.

By putting 1 and 1 together would that mean the UdeM Shannex is being targeted to the francophone community? Nothing speaks to the spirit for LJR's legislation more than separating Anglophone and Francophones in their senior homes.

Sort of mixed messages between the two articles.

It would only be appropriate if this development were targeted towards the anglophone community since Shannex's other development at UdeM is for francophones.

Your use of the term "irony" is indeed correct.

The article also states that the first phase may actually start as early as 2017 if all goes as planned and would be comprised of a nursing home and some apartments. Reading between the lines of the article, it seems like the first phase may be the shorter central buildings in the site plan.

And yes, we're talking about eight 10 storey buildings to be completed between 2018-25 in addition to the nursing home and assisted care facilities. As NBNYer stated, I think the shorter buildings may be built next year, so that means eight years for total build out (2017-25)

A couple of tidbits related to the traffic study (I got this from watching the city council meeting on line).
- They may be looking at making the exit from Wyse Street onto LJR right turn only, with traffic having to go around the roundabout in order to get back onto Mapleton Road (I'm not sure how I feel about that one). If I was the developer of the Mapleton Centre, I might have something to say about this. Apparently the city feels that the Wyse/LJR intersection is too close to the LJR/Mapleton intersection to allow for signalization (this however didn't stop the city from having those crazy close stop lights at Mountain/Evergreen and Mountain/Gorge).
- There will be a pedestrian underpass under LJR for the trail along Hall's Creek.
- Traffic will probably be a non issue. LJR and the LJR/Mapleton intersection will be rated for 30,000 vehicles per day.

This shows the lack of planning for this area. Quite clearly it was expected that LJR blvd would eventually be extended eastward. What was their plan for Wyse street? Having all traffic turn right and around the roundabout to then turn around is riduculous IMO. I've always felt that the access to the Mapleton Centre was ill-planned, this confirms it. Yet another cheap compromise to try and save in the short term with no long term vision.

Big time. In Toronto it makes sense since they have residential, and comercial buildings 30+ Stories we don't. It would make no sence unless the rest of downtown where 3 stories Commercial, and residential, and all office space in the 50+ Story tower.

Oh good I'm not the only one. I make it a purpose not to go to the Mapleton Centre only I 100% can't avoid it.

This kinda reminds me of Mobile Alabama Maybe TD tower wouldn't be that out of place in Moncton after all!

Has anyone heard of why ground hasn't been broke yet on the Holiday Inn development on Mapleton? From our past involvement on this project the developer had wanted to break ground as soon as rezoning was passed. I am hoping that with a delay means that the required traffic flow fix at the TCH and Mapleton will be just that much closer to completion of development....or vice versa, errrr you know what I mean, lol. Maybe the anxious attitude of developer was a ploy to City to fast track rezoning?

Yes, I was under the impression there was a big rush to get approval for the rezoning so that shovels could be in the ground this fall too, but obviously this isn't happening. It makes one wonder what might be going on behind the scenes. Maybe there are some negotiations going on with the city and the province over improvements to the Mapleton/TCH interchange. Just speculation though.........

And in another couple of stories concerning the northwest end (from the T&T)

1) - North End Community Centre. According to the T&T, the city and the YMCA are within weeks of coming to an agreement regarding the construction and operation of a new community recreation centre for the northwest end. They are preparing a tender for a "functional analysis" for the centre regarding what the facility will contain. The cost estimate for the centre is expected to be $10-12M. The city would like to have the facility operational by fall 2018, indicating construction would likely commence next summer. A location has not yet been announced, but I hope that they will use the land adjacent to Evergreen Park School they were previously contemplating. That land is central to the bulk of the population in the northwest end, and would service the neighbourhood that has been so aggressive in moving this file forward. To place the recreation centre anywhere else would be a mistake..........

2) - New anglophone middle school for the northwest end. A design committee has been struck to look at the design requirements (layout and features) for the new 670 student anglophone middle school. The school will be fed by both Evergreen Park & Northrup Frye which will both become K-5 schools. There is still no word on where the new school will be built, but the DEC expects to hear from the province on this very soon. $1.3M has been set aside by the province for land purchase, and this has to be spent this fiscal year. The construction budget is set at $27.8M and the school is expected to be ready for 2019.

Another bit of news for the northwest end (from the T&T)

The Pump House Winery on Lutz Mountain will be selling their first retail wines this year (after seven years of experimentation). They have 14 acres under cultivation and have produced 10 tonnes of grapes this year, which should net them 10,000 bottles of wine. The vintage will be called Pioneer Mountain Estates.

Things aren't done for the Pump House gang as far as viticulture is concerned. They plan on planting more vines next year, and over the course of the next several years they have the following plans:
1) - A Bavarian style building at the top end of their property (with a view), containing the actual winery, a restaurant, conference rooms and an expansive deck overlooking the city.
2) - Even more land under cultivation.

I don't know about other people, but I think it's rather neat that the city of Moncton will soon have two wineries within spitting distance of one another, both overlooking the city and involved in the retail wine business. The Magnetic Hill Winery and Pioneer Mountain Estates will definitely complement one another, with people hopping back and forth to visit their wine stores, sit on their decks to sip wines and enjoy the view, and in the case of the Pump House operation, to eat in a fine restaurant.

I would never have pictured this for Moncton 10 years ago........
