The development poster is for a change of use from "office" to "small pharmacy". The space used to be a Flight Center which has moved to a much larger space on Davie, next door to the new Home Hardware. The proposed small pharmacy suggests to me a 'legal' pot shop. Forgive me if this has been discussed before, but there are 4 vacant lots in the Concord Beach Crescent neighbourhood, I would guess Concord is still the owner, but maybe not? Two are on either side of Beach Cresent right beside the Granville St. Bridge. I thought maybe the north of Beach property was part of the weird Vancouver House property, but it's not. The the one on the south of Beach is just vacant. Then there's one on Beach Crescent closer to David Lam Park, between WestOne and Waterford. Then the 4th is on Pacific right beside West One. The sites are fenced off but just urban prairie, a couple have had construction portables on them for years, but no action. Any idea what these are about? Concord built out the Beach Crescent neighbourhood in the mid-2000s, odd they would have 4 sites undeveloped?

Are these the four sites you're talking about?



From what I know, all four sites were designated for non-market housing in the 2002 (?) area plan.

RED = 2002 plan calls for 8 fl.; not sure who owns the site.
GREEN = Recently put up for sale by the COV; will be a major development that should mirror Vancouver House in height.
BLUE = 2002 plan calls for 6 fl.; owned by Concord.
YELLOW = 2002 plan calls for 12 fl.; owned by Concord.

Concord has neglected all of it's non-market sites to date, so who knows if or when they will develop their plots. They'll likely try to make some sort of deal with the City to get out of their duties.

This is the info I have. Some could be out of date; I'm sure someone like jlousa would know better. Hope it helps!

I don't believe Concord has any "duties" per se regarding the non-market sites. I thought they were handed over to the city to dole out to non-profits.

That could be one reason why Concord's upset with the city off-loading one of the sites for what apparently would be market housing.

Seems like the city has learned from their mistakes with Concord and non-market housing. The Creek in SEFC includes Concert building the non-market rental building and not getting occupancy permits for any of their market stuff until it is completed.

I think so. I thought Concord donated the parcels for the City to build affordable housing and it is the City that is too broke to build anything on it. The provincial government isn't giving money to build anything too.

Those are the four sites, yes, thank you! This makes sense, I couldn't understand how they are still undeveloped! But being set aside for social housing makes sense as to why they are still vacant. I wish they would get developed, I know this sounds nit-picky, but in such a well developed area and so dense, having actual empty plots of land looks weird and very unfinished for the area. At least gentrifying areas (ie. existing low density commerical that will eventually be redeveloped) has some built form. These empty lots just seem so out of place!

Got a postcard in the mail about a temporary modular housing project. I think it might be built with containers, 40 units total at "1500 Main St." which is on the southeast corner of Main and Terminal.

It sounds a bit sketchy but the rendering is not bad:



Currently this site has fruit trees on it, but then are in giant planters so could presumably be moved elsewhere.

Can anybody explain to me why they are building temporary housing and not permanent housing? Is there some sort of mining boom in Shaughnessy that requires temporary housing for all of the workers that are moving here?
