Or maybe they did make an offer, which was rejected, and then this guy saw the neighbour sell his lot, and suddenly the market value for his lot plummeted since his lot alone is too small to build a Highrise residential tower (to me anyway), and he figured it was now or never.

In any case, if there are any buyers, given the size, I would expect no more than a midrise or low-rise.
Moda is on a smaller lot and it's listed as 33 floors - or is that a midrise nowadays?

No it's not.

The lot I mentioned is the green and Moda is the blue.

That lot is about 60-70% the size of Moda's lot ( I actually checked).




I'm not saying you absolutely cannot fit a tower into a lot that size.
It's just that it would have to be a rather thin tower with a narrow floorplate footprint, or you'd have to sacrifice having any townhome components to the lot and even then it would still be a tight fit regardless, with the set-backs you have to keep from the property lines and the minimum distant to neighbouring towers (which, in this case you would presumably already have two in Metroplace and a potential Thind properties tower next door, which I assume will also be fronting the Beresford side of the lot as well. That's all assuming that Burnaby does have this minimum distance requirement between mid and high-rises like Richmond and Vancouver do (that I know of)).

Looking at that map, I'm more willing than ever to bet that Thind made an offer for that lot which was (foolishly, IMO) rejected, since, looking at it there's more they could have done with the combined lots than they'll get with the narrow lot they now have.

I'll give you that the width of the lot (what I was looking at) is comparable and the depth of the lot is not.

This is the first render I've seen for Fulton House, which is Polygon's 41-storey tower now selling (?) at the south end of Madison Avenue:

Someone already posted the same image already a few pages back (on page 57 or 58, I believe).

The asymmetrical box motif probably needs to die now.
....or at least go away for a very long vacation.

Agreed.

This one is boring.

Triomphe is looking good though - IMO.

Lumina Brentwood. This is the proposal by Thind Properties. Looks like their biggest project to date.



It looks like this will be on the western edge of Concord Brentwood. Will be a crowded neighbourhood when all is said and done. Please excuse my terrible MSPaint rendering.

First renderings I have seen of Lumina. The pace of construction in Brentwood is staggering. Roughly 25 buildings on the go or propsed for the next 5 or so years.

With all the development occuring around Carters, I wonder how much longer they can hold out. The same goes for Olympic Tile to the south of Dawson. For those people than know master planning of high rise developments how many high rises can fit on Carters and the adjacent business center on Beta Street?

If I were Carters I'd hold out for a couple more years. It will be the last big "waterfront" (right in front of transit) property in the area and could fetch quite a handsome premium. Do they also own the gas station at the corner?

Also, is there any (longterm) plan to add an elevator to the skytrain entrance on that side of the street?

I like the modern podium, square shape, and the vertical, square columns running up the sides.

Personally, I think this tower is very underrated, and quite modern.

Will see once more details come out.

Whoever eventually develop Carters should make enough profit to add elevator to the south side of station. It will boost sales.

It's interesting to see the progress of development of Metrotown over the years. I'm not sure how many of you newcomers know this, but many years ago, a Ford Motor Company assembly plant used to reside at the corner of Kingsway and Silver Avenue.

With all the new towers on Beresford are there any plans to make changes to the intersection of Beresford and Willington and nearby Ctrl Blvd? Or is that configurationn going to stay like that?

The plan is to make Central and Willingdon (where the lights are) into a proper 4 way intersection. The problem is the building right at the corner narrows the street.
