I like it but question a hotel being built w/o significant subsidy.. By right project? NW corner of 8 and chestnut ?

if its mixed use with an office or residential component I don't think a subsidy is necessary. If it was ONLY a hotel I would agree- it would be just like the W project and massive subsidies would be requested. If Hines is involved I believe this can happen.

I do not have that information and no guarantee a hotel is included - could be office space instead. Yes, NW corner.

39 floors and 450 feet is great. 8th and Chestnut is a very iffy address at this point b/c it's not on Washington Square and the momentum carrying Market East is still several blocks to the west. If built, this would be huge for the neighborhood and could hopefully spur development from the east. I really like that this could have an office component but I could see that piece getting nixed and we end up with a smaller tower, which would be really sad.

But until I see a formal announcement (which even still guarantees nothing - see 700 Chestnut, Mandeville Place, 1601 Vine, etc.), I don't want to get too excited.

We wants it Precious! Reminds me a bit of the Alexander and Beacon in eschewing the tiresome blue glass or metal panel looks for more "substantial" facing materials. Tweaking or no, they seem to be on the right track.

That future phase(s) will apparently extend the project toward Market is encouraging and sure to please a certain denizen of this forum. I wonder why Phase 1 wouldn't be on market itself, which is the larger and more prominent portion of the parcel? Maybe Chestnut is seen as a safer bet to start. Someone suggested that this was a less "established location," but I think it is not a much of a frontier as that suggests. The 700 block of Chestnut has room for improvement, but is hardly a wasteland with a number of good restaurants. DiBruno's is diagonally opposite in the Ben.

I don't think it's that bad of a location. I thought this was at 8th and market- I totally ignored the actual heading above the pic.

This is uber exciting.

Between 4th & Callowhill, this, the Archdiocese proposal, and 16th & Vine, we could really start to see the skyline expand in a meaningful way north and east of the core.

Now we just need CHOP II, UCity Square building I, Schuykill Yards, and Comcast III to get a move on it.

Exciting times, indeed.

I didn't mean to suggest it was a bad location. It's not at all. But in terms of getting a project of this magnitude off the ground - where so many stars have to align - it's not a slam dunk location either.

The neighborhood is definitely trending upwards, but like I said, the momentum from Market East is centered on 11th and 12th Streets at the present moment; east of 11th Street is still full of junk stores and parking lots, though there are some bright spots (DiBrunos, Rosa Blanca, Aqua, Jewlers Row, Century21). I'm not sure why there is any disagreement here - the sad state of Market East, particularly the numbered streets and Market and Chestnut between 7th and 10th has been discussed here many times.

But anyway, my point was that a project this large would go a long way in connecting the gaps between Wash West and Market East if it happens [edited after Curbed article posted].

Jewelers Row merchants, allies lose zoning-permit challenge

The Zoning Board of Adjustment voted unanimously Wednesday to deny appeals of the project's earlier zoning approvals by the city's Department of Licenses & Inspections.

The appeals were filed by a group including preservationists and merchants from the Sansom Street shopping district. They argued that L&I should revoke zoning permits for the project because relevant notices had not been posted by developer Toll Bros. to all the properties it is seeking to clear.

They also claimed that Toll failed to identify the buildings' owners in its zoning permit paperwork, as required.

The appeals were filed in response to zoning permits issued by L&I that allowed demolition of the structures and consolidation of the underlying lots into one parcel. The permits were awarded conditionally, subject to Toll's appearance before the city's Civic Design Review board.

Andrew Ross, who represented the city, said he was "pleased" that the board upheld the L&I's decisions."

Additional demolition permits following further inspections are necessary before the properties can be cleared. Those have not yet been issued.

Opponents of the proposed 80-unit tower also have sought to derail the proposal by nominating three properties for designation as historic assets.

The Philadelphia Historical Commission's Committee on Historic Designation will review nominations for 704 Sansom St. and 706-08 Sansom St. on Oct. 21, according to nominating documents on its website.

Exactly. There is some major confusion going on in that Curbed article. They contacted the Goldenberg Group to confirm that the rendering is actually their plan for 8th & MARKET ... which it obviously isn't. The rendering is clearly 8th and CHESTNUT (accurately described by Summer, as always lol). Last I checked, the 8th and Chestnut parcel is owned by the PPA, not Goldenberg. So I think it is still very possible that the rendering may have some legitimacy as an actual ongoing development by the PPA and/or, more likely, some potential partner or buyout developer.
