It also says parkade for the underground parking below the first tower (site 4) and below the surface parking at the other end (site 1). I suspect red-paladin is right and office will be on the second and third floors, with parking on ground and two floors below (separate from the tower parking).

Does anyone know If the 48 floor tower currently uc is going to be taller then the sovereign?

Images from a brochure sent out by the sales team today.

It describes 6080 MacKay Ave. (41 storeys) as having 4-storey gray and white "stacks" (colour blocking) alternating up the façade (you can see it in the last rendering below). It is shown taller than 4670 Assembly Way (taller of the 2 currently under construction) due to the mechanical penthouse.

The last rendering also shows the final tower - with a stepped top and significantly taller.

Thanks for sharing. Looking at that overhead view, the site could have comfortably taken at least one more tower.

Yeah, I'll never understand why they didn't do 6 towers there.

They easily could have had one more tower and have it be mixed used with even office space (not sure if any of the current towers have office space) to go along with commercial and residential.
Although I imagine that for some reason, leasing out office space is a tough sell in Metrotown for some reason.

There are currently quite a few vacant spaces in good locations even on Kingsway (the old Best Buys space, the old Staples, and soon the old MetroVan HQ once they move into Metrotown towers.)

But given how fast other towers in the area sold out when they were announced, I have no doubt that they would have had no problems selling out the residential portion of a 6th tower, at least - especially given the location.

From the new renderings that officedweller just posted, it would seem not.

In fact, compared to the earliest renderings, it seems like they've reduced the height (while they added some height to the 5th tower, which may end up being taller than Sovereign) from what they had before.

Could be that once they knew they could get KPF to design the last two towers, they figured they'd make more money by having more units in the last 2 towers to sell at a higher price than what they'll be able to sell them for in tower 2 and 3.

OT : I gotta say, it's nice that they included a render of the completed Modello, in the background just for some context.
It would have been nice to see it with the GoldHouse towers next door as well, but I guess those weren't done in in time in the design phase when these renderings were done (or maybe the Architects didn't want to share)

A 6th tower could still happen, the hotel will sooner or later get redeveloped. It would be great if they built an iconic mixed use Hotel/Office/Residential building right next to the skytrain station there as the tallest in the area.

Based on that aerial render, it sure looks like the intent of the placement of the 5 towers was to make sure that none of the faces of the buildings are looking directly at the other buildings, except the first and last towers, for privacy/aesthetic reasons. Also to be away from the original Corniche II building as much as possible. So I don't blame them for not forcing in a 6th tower.

The hotel could eventually be redeveloped it's true, but would they want to do that after just re-doing the lower levels like that? Probably not.

Anyway as someone that used to live very close by, I'm happy with the plans here and look forward to seeing the execution. That last tower especially looks pretty good. The main thing however for me is the street level experience in the end, as Station Square was the absolute worst anti-pedestrian concrete disaster beforehand.

Do Ivanhoe Cambridge also own the land where the hotel sits (and the hotel itself, I guess)?

Ivanhoe Cambridge owns Metropolis (except Sears which is owned by Concord Pacific) and Anthem Properties owns Station Square. Anthem doesn't specifically say they own where the hotel sits.

They haven't started selling the last two towers yet (or its just go into pre sales now)

I wish the podium heights could have varied a bit. It's all 3 storey podiums with a point tower tacked on. Although I like how it's stepped back at the top

Marketing spiel.

I'm guessing they mean "Center of Metrotown" in the general sense that they are in the rough area that is overall metrotown and not that they are specifically the center of Metrotown.
And it's just a tag line they're using for adverstising in the brochure and not really a re-branding per se.
It's still Station Square as far as everything else is concerned.

As for the changing tower heights, I did observe that myself, and while it's rather unusual that they'd do that, it's not entirely unprecedented or without a certain logic.

The last two towers are designed in partnership with KPF, so they are sort of signature towers.

It's possible that during the design planning process for towers 2 and 3, once they figured they'd get KPF to do the last two towers, they decided to go for more density and height in those instead and lower the heights of #2 and #3, since they can sell the units in the last two units at a higher premium.

So does that mean they own it or not?

I know that Boffo have a Modello showroom in a space adjacent to the hotel within the same block.
Not really sure if that means anything in the larger scheme.
