I'd say a parkade is inevitable. Might as well build sooner rather than later and start enjoying the benefits now. However, Confusion Corner is too far from anything to be useful... not many will be tempted to park their car there and walk to Bar I in January. The best location would be someplace like the surface lots behind Vita Health.

When the city gets around to building it, they should really make an effort to get it as big as possible to relieve pressure for the long haul, i.e. get developers involved so that condos and apartments within a couple blocks can effectively buy parking spaces, that kind of thing.

Ideally, I think we may get to a point soon enough (if CC gets developed) that there may be incentive for a private developer to build one. It won't happen behind Vita Health, those are going to be turned to condos when the hotel is done. Maybe between Snap and Brickhouse, but there's not a ton of space. Also, I don't know if you want to put a giant parking complex right beside houses and small condos. Really gotta try and get the industrial out of that area...

Yeah, agree on this one, that's the plan going forward.

Seems like a reasonable location. It's a difficult choice but if it comes to fruition, East of Osborne between Stradbrook and confusion Corner would seem the likeliest spot for increasing available parking.( for those visiting the area)

The Empty lot right at Confusion corner is a prime location for eventual development, but as you mentioned in conjunction with a residential/retail mix. I don't foresee any type of relief for Corydon Ave, not the way it's structured and zoned.

^Yeah, I think at CC is the best option to be able to also serve Corydon Village because it's primarily a summer destination anyway (parking in winter is never an issue at all), so parking at CC and walking down the strip is pretty reasonable for ppl who are driving there from other areas. "Walking Corydon" is one of its main attractions.

The Impark lot behind Liberty Tax/Marty's Gold/Vintage in the Village/etc is almost always empty.

This is the problem -- the shortage people are complaining about isn't of parking, it's of free parking. This total unwillingness to pay for parking will make putting a parkade in challenging.

If there were a parkade, though, it strikes me the Masonic Hall parking lot would be a good spot. It would provide parking for the office building Imperial is constructing, would be a good 'park and ride' location for RT, and would provide parking for people looking to wander Osborne Village or Corydon. And, it wouldn't be eating up particularly appealing land (flanked by Donald St and the transitway/tracks, with no residential neighbours).

^ I like the looks of the Masonic Temple building, but it really gobbles up a lot of space in a wasteful way. I'd love to see that site get cleared and redeveloped, although the "island" where Dollarama sits is obviously a bigger priority. I wonder if the size of the latter makes redevelopment a challenge... it's a pretty huge site.

Completely agree with everything in both these comments.

When that massive lot behind Stella's gets developed it'll make free parking hard to find off-street, which is probably a good thing, as it'll make paid more attractive/necessary.

Also agree that Masonic is a waste of space and its lot would be a good parkade candidate, but it's probably the absolute last thing on my list of priorities for the village, lol.

yes....it also stems from the fact that visitors to the area in general are taking away spaces that permanent residents friends, family etc..may have used on the simplest of casual or short visits and so forth even though the streets are quiet residential ones a fair distance of the main points of interest and sometimes even use these spots to abandon their vehicles and visit someone blocks away..for days..

Not complaining really, It's the Nature of the Corydon/Village area but it gets frustrating from time to time...

Have the same problem on the other side of Osborne.

Even the streets with 2 hour limits can be turned into a parking space.Get a pass from the City of Winnipeg, viola, cheaper then paying for a parking spot in your condo or apt..

But I do agree, cost to park will deter some, even the 2 hour zones come in handy for the casual visitor, but this also effects permanent residents to a degree.

^It's the same owner as the one on north Main. He's planning on putting an outdoor workout space/equipment on the roof too.

I see that Pet Valu has set up shop between Dollarama and the organic grocery at Confusion Corner. They're filling a space that has been vacant for at least a couple of years.
