Oilers Chief Commercial Officer Stew MacDonald is on Oilers Now and just stated that the Legends Condo is sold out, can anyone confirm that?

Can't 100% confirm, but I was told Oiler season tx holders were given first right of refusal and, blammo, sold out.

Probably same tactic to be used for Stantec.

Not surprised Legends is sold out. Lots of folks that are season ticket holders or regular concert goers would like a place smack downtown - especially those that live out of the city. And if you have kids that may be going to University or College in a few years and you leave out of the city it makes even more sense. I suspect every condo built by PCL will be gone very fast. Being at ground zero "in" ICE District won't be a hard sell even in a slowing economy. When I say built by PCL - I mean built by this city's top builder, a quality builder, that cares about attention to detail wrt to its own work and the work from its subs etc. You wont need to worry about uneven floors or problems with building envelope. If you're sinking $$$ in ICE District - you will be getting your moneys worth.

Talking to the realtor that brokered most of the deals, yes. We chatted about this over a month ago, so it's probably sold out now.

Most places in Legends were 600-1.5, not unreasonable at all for many people... especially if you are downsizing/living here 6months a yr.

Yeah, I met a couple my age in Hawaii over Xmas who live in St. Albert and bought a unit in Legends as a rental suite.

Proposal to rezone properties in Queen Alexandra

September 1, 2016

Residents are invited to an open house to discuss a proposed change to the plan (plan amendment) and rezoning for properties located at 10720 & 10722 78 Avenue NW.

Date: Thursday September 8, 2016
Time:
6:30 - 8:30 p.m.
Location: Queen Alexandra Community League, 10425 - University Avenue NW
The proposed change to the Garneau Area Redevelopment Plan (ARP) would identify these sites as low rise apartment housing instead of medium density multiple family housing.

The proposed rezoning to (RA7) Low Rise Apartment would allow for a similar built form as currently allowed under the (RF6) Medium Density Multiple Family Zone and would also include:

A maximum building height of 16 metres (approximately four stories),
An increase in dwelling units, and
No family oriented dwellings (homes with two or more bedrooms) would be required.
The open house will be an opportunity to learn more about the proposal and provide your feedback to the City and applicant. Feedback will be summarized for you and referenced in a report to City Council before they make their decision on the application.

Edmonton’s Mature Neighbourhood Overlay (MNO) Review is now passed the halfway point. Thank you to the more than 5300 residents and stakeholders who have provided input. The report on “what we heard” is now available online.

But, we’re not done yet. The outcomes of this Review will shape the urban identity of Edmonton’s mature neighbourhoods and there are still plenty of opportunities to get involved. The City will continue to engage residents on proposed changes to the MNO before finalizing them in early 2017. Check the City’s MNO Review webpage and social media channels for upcoming public engagement events details. If you don’t live in a mature neighbourhood, that’s OK. All Edmontonians are welcome to share their thoughts.

Mature neighbourhoods are at the heart of our city and how they evolve over time impacts us all. The MNO Review is the City’s response to Action 17 in Edmonton’s Infill Roadmap. Since 2015, the City of Edmonton has been conducting a review of the MNO - a set of 24 Zoning Bylaw regulations that help ensure new housing in mature neighbourhoods remains sensitive to the surrounding community.

The Great Downtown Shift is Coming
With new office towers at the ready, what will Edmonton do with all of its new commercial space? Converting older buildings is an answer.

The Stantec Tower, all 62 storeys of it, should be complete in two years. The Kelly Ramsey Tower, which already boasts heavy hitters like KPMG and Enbridge as tenants, is offering leases. The EPCOR Tower still is leasing space.
These new towers will change not only the city’s skyscape, but the nature of Edmonton’s downtown. And, it’s time for landlords to start looking at alternative uses for some of the ageing commercial buildings in the core.

That’s the clear message from the Downtown Business Association’s meeting Thursday morning. University of Alberta student Satish Narayanan presented the findings of his study on how Edmonton office buildings can be converted for other uses.

“Our job is to bring more people to the city centre,” he said.

Narayanan said that Edmonton’s commercial vacancy rate jumped from 9.83 per cent in the first quarter of this year to 15.3 per cent in the second. Because new office spaces are available, what we’re seeing is business moving to the shiny towers — and leaving the old digs behind, with no one left to fill it.

He talked about projects in Europe, the United States and Australia where vacant buildings have been transformed into suites, lofts or student housing. In one example, a vacant commercial building in Amsterdam was converted into a mix of student dorms and a four-star hotel. The students staying in the dorm work at the hotel.
Jim Taylor, executive director of the Downtown Business Association, said there are several ways to address the changing nature of the core.

Was it ever noted that Edmonton already went through a wave of conversions several years ago? Park Square is one of the more notable, or notorious for its appalling partial re-skin with a prairie palate.

This isn't your first rodeo, Edmonton, but the way this story is written, one might certainly think otherwise.

There are some buildings suitable for conversion however a lot of them are not.. Certainly not a new concept, and there may be a couple of conversions if the right buildings empty out but will not have any appreciable effect on the overall vacancy rate

I did not get to present at council yesterday (this pesky building..) but did deliver both my and the PCCL's opinions to council, here are the components of Caterina's motion that will be debated next week


As per the Journal:

Work with Northlands, EEDC and ableg to determine the best model to integrate Shaw Conference centre and Expo Centre. Q1 2017

Get a terms of reference to start an area redevelopment plan for any surplus land.

City manager should prepare an agreement around debt deferral for the Sept 2016 and March 2017 payments

That the city send a letter to Horse Racing Alberta saying the city supports letting the track continue for two years


Overall I am quite happy with this, Northlands can wind down horse racing in an orderly fashion and in the meantime the city can begin a redevelopment plan for the site south of the Expo, the coliseum has a chance of being repurposed (but most agree that if it can't it should be razed.. Which I would fully support if a use can't be found, and Expo can keep doing its thing, in conjunction with the Shaw
