Really excited to see the Park expansion visualized, at first I did not understand how they were going to extend it to the Perot Museum over the raised portion of Woodall Rodgers Freeway. Plus I had no idea they were planning to add a garage there, which I would initially be against but it seems small in scale and well designed. Great update Maconahey!

Due to the fact that it's small in scale it wouldn't serve much purpose. Better suited for more event space, retail, or restaurants. Excellent design though.

If Dallas really wants more Klyde Warren Park, are we prepared to borrow more green?

(With updated video)

http://www.dallasnews.com/news/headlines...are-we-prepared-to-borrow-more-green.ece

Quote:
I asked him after the meeting what happens if the park board and council say they're just not willing to sink $40 million in to the project. Can he live with less? $20 million, maybe?

He said they'd have to consider other options. Maybe ask other agencies to kick in. Or maybe the city has some other dollars at his disposal. Whatever it'll take. But he was clear about this much: He doesn't see the private sector kicking in more than $50 million. Which makes that bond money mighty important to make this thing go.

But the longer we talked, the more it became clear that a few pieces of the project, here and there, will survive even if the massive ask doesn't.

He said the private sector would likely pay for expanding the children's park, which is cram-packed with kiddos most days (and nights). And he said sinking that long-promised fountain onto the east side of the park, along Pearl Street, was a "for sure" regardless ( so long as someone's willing to pay for it). And he vowed to close down Olive Street where it runs through the park, which has been an argument ever since the deck park was first planned.

"But if you're going to build anything," Grant said, "you might as well build all of it."

And why not? It's only borrowed money

I like the idea of closing Olive Street off to cars. The water feature and sky bridge to the Perot are nice too.

Details emerge for huge development at Circle T ranch in Westlake
Gordon Dickson
August 17, 2016

Quote:
Last week’s announcement that The Charles Schwab Corp. plans to build a 1,200-employee corporate campus on the former Circle T Ranch was apparently just the beginning for the fast-growing area of northern Tarrant and southern Denton County.

Hillwood, one of the region’s largest real estate developers, and The Howard Hughes Corp. announced plans Wednesday to move forward with a 130-acre mixed-use development that includes the $100 million Schwab campus at the intersection of Texas 114 and Texas 170 near the Westlake-Roanoke border.

The project will include restaurants, retail shops, day care and a fitness center, said Mike Berry, president of Hillwood Properties, known for creating Alliance. It will also include residential areas and a 200-room hotel. Work at the site is expected to begin this fall and continue for several years, roughly following Schwab’s plan to open its campus by early 2019.
Quote:
The main drive through the development will be dubbed Schwab Way, he said.
Quote:
The new project will include more than 2 million square feet of mixed-use office, retail and entertainment space, comparable to Southlake Town Square about eight miles to the east. However, Berry said the Westlake development will likely have somewhat less retail than Southlake’s featured destination.
Quote:
The architecture at the Westlake development will resemble the ranch/contemporary Hill Country designs seen at other public buildings in the city, including Westlake Academy, Deloitte University and the nearby Vaquero development.

Land for parks, open space and creeks will also be integrated into the development, officials said in a press release.

The initial work will include rebuilding Turner Lake to make way for both the Schwab campus and surrounding development.

Frisco’s Hall Park still growing two decades after the project start
August 18, 2016
Steve Brown

Quote:
And a new development plan — including another office tower — could increase the size of Hall Park more than 40 percent.

"I think we have 1 million square feet more of potential building," developer Craig Hall said. "We can build for another seven to 10 years."

During the next few months, Hall plans to start work on a 12-story office high-rise that will be the tallest yet for his Hall Park at Gaylord Parkway and the tollway.
Quote:
Hall's planned tower at Warren Parkway and the tollway — near The Star in Frisco, the Dallas Cowboys' new headquarters — will be the 17th building in the project.
Quote:
Hall said he's looking at long-term development plans that would replace parking lots and single-level garages with more office buildings. The parking would be housed in new multilevel structures.

"Our plan is to not build on our green space," he said. "I plan to eventually build a 14- or 16-story office building at the south end of the park."

Hall Group is doing a redesign of the entire campus, adding more outdoor features and tenant amenities such as retail and restaurants.

"A third of the land at Hall Park is green space or water features," said Kim Butler, director of leasing at Hall Group. "We are enhancing our walking trails.

"We are putting outdoor gathering places in two places adjacent to the lake," she said. "And everybody wants more food in the park."
Quote:
Butler said the office buildings in Hall Park are more than 95 percent leased. That's why starting the next project is critical.
Quote:
The 300,000-square-foot office tower will be designed by architect HKS, the same firm that did the last office project at Hall Park.

That eight-story building opened in 2014 on Warren Parkway.

"It will be similar to the building just finished, but we have added a few more bells and whistles," Butler said. " We felt the location [overlooking the tollway] warranted a building that size. "

According to an update on Zillow, construction on the Destination condo building in the Cedars is supposed to break ground on "late summer 2016" with complete in Fall 2017.

http://www.zillow.com/homes/for_sale/Dal..._rect/14_zm/?view=map#hdp-photo-lightbox

Despite the fact that I find the design of this one to be a little too creative and rather unattractive especially with the giant "D" on top, it is good news that a new affordable condo project is going up. The Cedars seems to be taking the lead on affordable condo market with this, The Beat Lofts, and a couple others. Hopefully we will start to see more condo projects in this price range to give more options for some of those who would like to live the condo lifestyle but can't afford the ultra luxury prices.

Whoa, with Park District alone (not including 1900 Pearl) completed, Uptown & Downtown are completely merged. At a quick glance I was wondering why they placed Park District next to Museum Tower on the Downtown side.

Man, it took them long enough to put up a decent rendering. The building's half done already!

Cowboys' The Star lands biggest business tenant, makes plans for 2nd office building
August 30, 2016
Steve Brown

Quote:
The Dallas Cowboys have scored the biggest business tenant yet for The Star in Frisco, the team's new $1.5 billion headquarters.

FM Global — one of the world's largest commercial and industrial property insurers — is taking office space on the top two floors of The Star's office building west of the Dallas North Tollway.
Quote:
The insurance giant is trading its current location in West Plano for a 50-yard-line seat on the Cowboy's new Frisco practice field.
Quote:
It joins Bank of America and the Dallas Cowboys World Headquarters as tenants in the new building.
With the latest deal, the new building is substantially leased.
Quote:
FM Global is taking more than 79,000 square feet of the 398,000-square-foot office building on Warren Parkway.
Quote:
The Rhode Island-based insurance firm will move more than 160 employees to The Star starting in the spring.

Books, beer and eats will be offered at new Legacy West Barnes & Noble store
August 31, 2016
Steve Brown

Quote:
Plano's $3 billion Legacy West project has landed a high-profile new retail tenant.

The development has been picked for one of the first locations for a Barnes & Noble concept store that combines beer with books and eats.

The 9,000-square-foot store - one of only five the bookseller has so far announced - will have a restaurant and bar along with merchandise and is scheduled to open in March.
