they don't plan to start anything til 2017 by than we will be talking about 230 plus units sold..

so quit worrying about the social media dcondos and glasshouse didn't have update on social media everytime they made a sale... let their marketing team do what they want.. because right now its working

Last summer it was $8-$9 on the lots at St. Mary and Donald. They're all $13/day now. Buggers. Good thing I bus downtown most days.

I cannot recall a time in history when the amount of presales wasn't exaggerated. Mostly recently, Glasshouse.... who are still hovering a little above 60%.... wasn't it over a year ago when they reached that number?

I'm not doubting. Skycity could be on the verge of achievement. Just saying that Realtors will only ever tell you the good news here. That's their job.

"Like it or not?" There isn't a person here that doesn't want this to be a runaway success, and more than ever TNS and Artis would also want this thing to be a runaway success... it would flood downtown with 500+ more people and be a very bright indicator of economic development and a rising residential appeal to downtown. So what if Fortress is sketchy? It would be far WORSE for any investors to see this project fail and Fortress bugger off back to Toronto without a scratch. THAT would suck and I wouldn't wish that on anyone...

There simply are people, like myself, who don't trust salesmen that much, and SkyCity absolutely reeks of intense salesmanship.

I absolutely believe they'll hit 50%. I and everyone here wants them to. just don't think that's now.

quit naysaying there is absolutely noway this doesn't go forward based on the sales figures... even if it only sells 30 more units in the next 6 months this things is going forward

Nobody is naysaying, people are just hesitant to the hype, because it sounds very hype-y.

Their presales are impressive, it's just likely an exaggerated figure for now.

Also, d condos isn't a shining example of proving doubters wrong.... that's an example of survival, and credit to them for that, rather than runaway success.

Unforunately, the last 25% will be HARD. Glasshouse obviously achieved 50% an eternity ago. They're probably at 65% at best right now. However, SkyCity has a better sales team.

it seems to me like glasshouse tried to sell itself as a "big city" condo project without doing any of the necessary/normal marketing tactics of big city projects. You go to any big city and the sales centres for these projects are beautiful, cool spaces; on-site signage is great [300 Assiniboine did this well, glasshouse had nothing] — SkyCity got that part right. Glasshouse had a fancied-up office cubicle in cityplace, then Winnipeg Square.

Nicely put, and a moderate point as well ..It's easy to get carried away in a thread, any thread for that matter with positivity or a negative reaction. Wherever this project ends, there has been a great deal of progress. Skim this thread, I could quote a few posters comments, about the sales centre that never going to get built? Alas today, correct of incorrect, we have signs and some speculation that the 50% threshold has been reached or is near. Most of this information is of a positive nature, we'll see where it all ends..

Can anyone update the sales board, as previosly seen here on SSP..someone talked to a sales rep recently, top 4 floors spoken for..?

July, 2016

The residential sales at SkyCity continue to garner traction, and the project is now 45% sold. There has been a great deal of interest in the pre-launch of the office space, and work is progressing on several large opportunities in the review process. The development team has begun the design and development phase and costing exercises in advance of starting full construction drawings in September. The project has already achieved excavation permits, and the full permit set will be applied for at the end of the year, with construction scheduled to begin in the spring of 2017.

that was july update so I'm assuming they hit that 50 percent mark and looks like they are working on construction drawings and scheduling September its going ahead I have no doubts or theres going to be 100s of angry investors... I don't see how they would go this far with this project and watch it fail.. that would really ruin their company

COLLIER center is full steam ahead

Capital POint is still moving forward

wtf is people going on about

and they have atleast 20 projects that have been completed


I'm TIRED OF THIS NONSENSE FROM THIS SITE

fortress real developments has plenty of projects completed and in the works...

I appreciate your positive outlook with this project and others, but the nature of an open forum discussion such as this one, predicates that posters will have differing opinions and at times will adamantly hold on to their assertions and views on various topics.

This is OK. We just have to accept it, then offer our differing views, facts or opinions in turn on the topic in a reasonable and civil way. It creates flow, debate and freedom of expression.

I just don't like how people on this site like to portray this company as some illegitimate exploitive corrupt scammers whos only intentions are to rip off and take the money from innocent investors and customers. This is a major reputable organization who has plenty of investors and projects under its belt and just like many other developers or financial organizations out there isn't perfect.. yes they had some problems in the past with some of their partners dropping our or going bankrupt but which company out there hasn't run into problems with some of their projects. They have a solid track record as far I'm concerned sure some of their projects have taken long time to get going but oh well that's part of the business.

I appreciate your perspective and opinion on this proposal and it's developers lilwayne. Hopefully the progress to date shows, this isn't a "pipe dream", the term that was so frequently thrown about by posters at the announcement of this proposal. Is their still questions and uncertainty on the final outcome, yes.

Let's just take the information/opinions of some, debate it and wait, the hardest part of the process. As emeraldeyes has just posted the News Letter, they have officially stamped this proposal at 50% sold. Not the mark required if I remember correctly but getting very close

^ I have to admit I was among those who were pessimistic about this project at all at the outset... I still maintain a bit of that pessimism. Of course, I would be more than happy to eat my words if Skycity manages to get off the ground.

I think the project was far more expensive than they thought, and didn't have the money to splash around...

At the time, there was no competition... what SkyCity has done with their display exceeds what most sales centres in major cities do, so naturally Glasshouse pales a little. In a market with no compeition, their displays seemed fine. They put on nice events and certainly brought some glamour to the city with their fanfare.

SkyCity simply doubled down with a more spectacular project in a better location. Hard to compete with that.

Because it's happened before. They've burnt investors in the past and gotten some serious negative attention from it and were barred from trading securities for 15 years... but not syndicated mortgages.

That's why people are nervous. Fortress promises investors strong and safe returns because investors get their principle back upon sale of the land, should the project fail...

but only after primary lenders such as banks, as well as all soft costs or hard costs incurred to date are paid. Given that projects HAVE failed, and they HAVE been barred from trading securities, and this IS a WInnipeg project (ie more speculative than TO)... yes, people are cautious.

Not hating, just we'll believe it when we see it. And I won't be surprised if it goes ahead either, as Fortress IS capable and produced many strong projects.

Collier Centre was bankrupt when Mady Developments owed 30M to the bank and another 15+M to Fortress... but Fortress bought them out. Much like D condo, that's survival, not glowing success.

Former employees of Fortress at Titan Equity are in major hot water over sketchy practices as well.

All of this may not mean as much in the end pertaining to this project, but it's fair that some may not be as certain as you.

Cool Just my Opinion with this

Seeing this proposed building for the Peg, I was very surprised and excited, when I looked at this thread a few months back, I had optimism as to whether this would be a dead-end proposal or if it would indeed go through. With what I've now heard, I believe this legitamitely will be built, although I must wonder how much this rendering could change since it's been a good few months. I can understand the optimism brought with whatever supposed history the developer may or may not have, and that the cities' core historically hasn't been the most incredibly wonderous place to live in some peoples views, or just with what had been a resurgence and growth of the suburbs as of late. For sure, this is one of the proposed buildings I'm really intrigued by, for what it could in changing peoples perceptions of Winnipeg's downtown, or just new highrise living in general. (Apologies if this sounds weird, I'm trying to not spark a furious storm of hate or anything, just really amazed with how this building will function, with what it will contain)
