^ would be curious to see what they have planned. I quite like the podium already. Maybe an LED strip down the blank sides of the tower...

Mechanical likely taking up the majority of that budget.

Think so ? That's one heck of a retrofit if that's the case.. On the high end of any retrofit I've ever done

Not sure, but that might include renovating all the rooms as they go.

With the amount of work to retrofit the mechanical, it might be necessary for at least a partial reno.

Does that place have heat pumps or is it served by centralized equipment ?

That'll explain it all right there

Wife and I stayed there one night and I cant recall seeing any FCs. Based on the age of the place that would have been a centralized system.

Looks like not much happening on the exterior - I walk by every day several times and dont see a lot of activity. Is Procura paying its bills?

Just saying what I am seeing. I am sure there is work going on inside where I can't see. But the exterior work seems to be really dragging on.

Was that a commercial office building originally ? If so for sure it's centralized

Dollar value still seems high for a retrofit. I studied & priced an extremely complicated retrofit of two 1000 ton chillers in my old complex and that came in at 1.8 million. There's no way that place has anything close to that tonnage, so unless they're doing chillers, boilers, air moving equipment and BAS I'd say that most of the cost is in glazing
