They just built out a taller floor, so the forms changed, but they just put up the forms for the next floor yesterday, so it's back to moving. Same thing happened on Tower 3 when they set the taller floors.

An article in USA Today highlights the rising vacancies for luxury apartments in downtowns across the country. Will be interesting to track DTLA's vacancy rate as more new residential towers hit the market, as well as the number of domestic buyers for the high-end condos coming online.

Yeah it'll be very interesting to see what happens downtown. Will there be a demand for all of the units about open on pico? I think maybe but it's because they'll be priced just a little lower. It's a little worrying (well not for me really) that 8th/grand last I heard was much less than 50% occupied.

So what do you guys think will be the last projects to start up this year? 4th & Broadway is slated for October. Park 5th tower is aiming for September/October. Alexan was aiming for the fall so cross your fingers that they stop the appeal from the Eastern people.

I was convinced 1212 Flower was happening last month but I guess not. 12th & Grand was aiming for 3rd quarter of 2016 but I haven't seen anything yet. I know 4th & Hill was being appealed so does anyone have an update on that?

CIM Group announced today that it has commenced construction of a 34-story apartment tower with 6,000 square feet of ground floor retail space and a public pocket park at 888 S. Hope Street in downtown Los Angeles. The building is rising at the corner of 9th Street and Hope, adjacent to a seven-story, 654-stall parking structure completed by CIM that includes a 5,000-square foot Petco.

The 525-unit apartment tower will offer contemporary residences ranging in sizes and floor plans, and will feature many large communal gathering spots. A 30,000-square-foot rooftop deck atop the parking structure, accessed from the apartment building’s eighth floor, is designed with an outdoor pool, lounge, garden and other green spaces and recreation areas. In addition, the 34th floor of the building will include a lounge and a large outdoor terrace.

I'm giving Perch 4 stars for good food (better than average) but even better atmosphere. Depending on when you go, the vibe is completely different and each experience has its unique benefits. Ultimately, you're coming here for the experience; the food is a secondary motive.

Ambiance. The restaurant is in DTLA in kind of a dumpy area.

Downtown LA Mixed-User Breaks Ground

MacFarlane Partners has broken ground on the first phase of its Park Fifth development in Downtown Los Angeles. The first phase will be a seven-story, mixed-use apartment building consisting of 313 units totaling 221k sf along with 7.5k sf of retail.

The Shenlong Group and City Century LLC are also working on a 37 story project (1201 S Grand Ave, Los Angeles). I would love it to see that one going up.

Interesting video (sales pitch). Also interesting is Greenland's early comments about its high design standards for its projects, touting the best architects and designers. Sadly, so far I think that Metropolis really misses this mark. A real loss considering was one of the last prominent locations of DTLA. Okay, you can all start throwing paper spit wads at me for giving my opinion.

Nah in all honesty I partly agree with you. I still feel this is the best rendition of the Metropolis site from the very first in the 80s/90s to now and I feel we're lucky in that aspect.

Design wise, I know people whine about the podium, as they always do, and whine about the street level activity, which they always do, but given its location (freeway on one side, dead zone/ freeway off ramp on the other and parking garages covering the other 2 sides) I think this was the best way to utilize the property, as of right now at least.

But I will say that I've always found the tower designs themselves a bit odd, even the first set with their "library book stacks" and multi color madness, and block designs. But I was team build it because that had to be the most embarrassing lot in all of downtown.

So I spent the last 6 days in Vegas. You guys want to complain about podiums, HA ! I saw some MADNESS there. I mean COMPLETE MADNESS. I'm not talking about the casinos. Apparently they are trying to "densify" a certain area between the strip and downtown and whoever designed these mid rises should be taken in front of a crowd and beaten with a stick (kidding, don't try to sue me, I'm poor).

^^^ Please take a look at the FU*KERY involved with these two towers ! AND THESE ARE JUST 2 OF 7 I SAW !

"Only LA is getting podiums" yeah right! NO MORE WHINING, they are spreading like the plague, not just here, everywhere, and dare I say, our newest ones are far better than theirs.

P.S.

On a side note. I may or may not have had the pleasure of driving next to two of the spire pieces for the WG on the 15 freeway. Wasn't sure but when I was sitting in traffic, I yelled at one of the truck drivers if the pieces were for the WGs spire, he gave me the thumbs up. When I asked the other driver, he just shrugged and looked at me with a blank stare. No pictures, phone died and I was the only one in the car with an android. FML.
