Have any renderings been release of what the Graham/Fort corner will look like... interested to see how (/if) they plan on connecting it to the street.

It will look fantastic viewing from the middle of the crosswalk while crossing at Portage and Main.

I was wondering what you meant by that, but I noticed today that the awning over the Fort and Graham entrance now has a big red Shoppers Drug Mart sign on it. Seems smart to me... might as well remind people of what's down there in that bunker.

Stopping in the middle of the street? LOL

I really believe CV needs to put together a plan with the business community to transform P&M into a bustling (again Yonge & Dundas) destination.

Yonge and Dundas is surrounded by retail and entertainment as draws, two things that are in scarce supply around P&M. I think turning it into a normal, healthy urban district (like Broadway) as opposed to the desolate wasteland it is now might be a more realistic goal.

True. I suppose the higher the aim, the better the end result? Definitely renovating the ground level of 201 Portage to perhaps have some type of retail would be great, and continuing it north along Main, etc.

Both Younge and Dundas are essentially one lane in either direction at that intersection.

That would be nice, but they're doing the project in stages... aiming to complete the west half this year (before winter), the east half next year. East side hasn't been touched.

By podium, do you mean the scotia spot? I'm not sure if they can do anything there, it's owned by another party.

Unfortunately no retail/entertainment will com until the barriers come down... although it would be smart for some retail to get started and lock in a lower rate before the barriers come down and rates go up...


It would be brilliant to, on a smaller scale, use retail and entertainment to bridge Portage and Main to the ball park... and through the park to the forks...

There ARE vacant lots everywhere...

^ Wasn't the podium reclad fairly recently? The moss-green (or whatever colour that is) panels look to be in much better shape than the ones on the tower.

How on earth did ownership of those two buildings get divided anyway? It blows my mind that what essentially looks like one office complex could have two separate owners and soon, two totally different looks. It's going to be the office tower equivalent of a shabby duplex where one side has a totally different colour than the other.

No I mean like the Winnipeg Square portion essentially. All the brown corrugated metal and the lower portions of the tower that match it as well.

Just finished my coffee break at work (1am) and noticed movement on the swingstages at the re-clad project.

It looks like they have crew working overnight doing something. Its too far and dark from my building to see what they are doing but you can see the outline of the workers moving against the office lights

They're working at 330 st. mary in evenings/nights. As to not disrupt the workers during day time. They're bringing the new panes from inside the building. Also pressure makes it feel like you're in an airplane with the window open.

Allegedly Bentall Kennedy might own the property, but was always my understanding that Scotia bought their portion... which made sense. I imagine they might vacate that for TNS and leave only a smaller satellite operation, and in the process sold to Bentall? Confusing, as I'm sure Artis would really want that sliver.

And yes, it was reclad and maybe reglazed recently... really annoying because that should have at minimum been coordinated with Artis due to common sense...

Perhaps it was a condition of sale, to reclad? Still dunno why Artis wouldn't have jumped all over that so I'm not sure. Unless perhaps a simple failure of the membrane/curtain wall system, and a quick replacement knowing they're leaving...

Definitely different owners, and so far no sale to Artis at least, I'm guessing.

Long term plan for the middle portion is a grocer or a hotel. Doesn't sound like they have a contract or anything, but a definite intention to make something happen in between... they know how incomplete it would look if nothing gets going there.

I've seen them working as late as almost 4 am.... I'm a night owl.

As far as I know the Scotia portion of 360 Main was not reclad recently. I do know that they re-placed all the mullions and weather proofed the slanted glazed portion of the structure this past winter.

That's what I thought... but their panels do look better than the 360 panels... glas they didn't re-panel.... what a missed opportunity that wouldhave been.

Thanks for clarifying, Biff. I just had some vague memory of seeing work on the Scotiabank Building which I thought was recladding, but I suppose not. In any event the panels on that building look pristine compared to 360 Main.

Since the panels on the Scotia part are presumably old too, I wonder if the landlord will also reclad to match the tower?

The other possible win, even if it doesn't sound like it at first, would be to demo it (If Scotia requires none of the space).

All that extra room could be integrated into a more grand vision for P+M
