Sorry, I worded that badly. I meant the renovations just started. I don't think it will be done until next year.

It will remain a hotel.

MARTA enters negotiations for four-tower project at Midtown's Arts Center station

Quote:
Although it's still early in the discussions, the four towers could rise above the 6.2-acre station that sits along West Peachtree and 15th streets behind the Woodruff Arts Center. A platform would be built to house all the transit functions.

The project could incorporate residential, office and retail space, and possibly a hotel.

“The real opportunity is to do something really creative,” said MARTA CEO Keith Parker. “We don’t want this one to look like a cookie-cutter TOD [transit-oriented development]. We are going to work very hard over the next couple years.”

The project could rival in size Lindbergh City Center, but it would likely be more dense.

It could also be MARTA’s first project where it develops the air rights over one of its stations.

“Most excitingly for us, it creates a built-in customer base,” Parker said. “By the time this is all done, we think we’ll have created new jobs, made the neighborhood better and bring back a little more money to MARTA as well.”

MARTA expects to spend the next year negotiating a term sheet with Cousins and Integral. A project could break ground in about two years.

“It’s a complex project that requires a development team that has significant experience in this space,” Parker said. “It’s not just a project that anyone can take on.”

There is a lot of shuffling to make it all work. Phase 1 does at least include two of the towers.

What kind of height/density are we talking here?

Are any of the towers actually going to be of any significant height or typical 20-30 story infill that you see going all up around Midtown?

20-35 stories currently. One of the towers was taller, but they are more uniform now. The 20 story tower is office and is of similar height. Keep in mind this is all very preliminary.

Does anyone ever look at this stuff for the Art's Center station, and wonder how the hell that's 6 acres?

Suntrust Park Webcam

I know the opinion on here is not positive for Suntrust Park, but I think this is turning out to be fantastic and will ultimately be a game changer in driving MARTA expansion to Cobb.

I am so glad to see MARTA pursuing dense TOD at key stations. Hope they stay the course. Amanda Rhein is a great person to have in charge.

Sure hope they put a traffic light at West Peachtree at 7th ! Been some crazy people going east on 7th - the wrong way up a one way street - up to now. Turning right on 87th to W Peachtree can be a hazzard.

In regards to Integral, their Doraville site is definitely under construction. The first project for that site, Third Rail Studios is nearing completion. And according to this video, (https://www.youtube.com/watch?v=3O-C7w8g0EM) apartments are being planned near the studio. Which Integral has a lot of experience with. Given that they plan for this to be the urban core for the city of Doraville it could take 20-30 years to fully buildout such a large site. So its one building at a time unless demand proves otherwise. Here's the link to Third Rail Studios's Instagram page (https://www.instagram.com/thirdrailstudios/), it's really nice!

I think the partnership with Cousins is a good idea. They're new to the commercial scene. And having a partner like Cousins to show you the ropes is good for them and us.

It's two ways from end to end--but you're right that a lot of people were already using it that way, this just makes it official 8th shouldn't be far behind. I was also hoping for a light at W. Peachtree so it would be easier for pedestrians, but it didn't happen. There are some other intersections that could use them now that lots are filling in and there are a lot more people walking around. Peachtree Place and Spring comes to mind, that's a dangerous place to cross. I wish they would hurry up and convert all those streets so drivers would stop treating them like freeways.

That would be the only positive to come out this in my opinion. Hate that our new shiny baseball stadium (that we didn't need) isn't even remotely part of the fabric of the city. If they had to build one it would have been great to have it built right where the Georgia Dome is to be imploded. We would have had a kick-ass downtown sports scene, especially with all the improvements about to be made around MBS.

Unfortunately any hope of Cobb getting any type of fixed guideway transit in the near to mid future is gone with the wind with the defeat of Chairman Tim Lee - also known for orchestrating the Braves deal and getting beat in the recent election. The rest of the Commission has not been supportive of such transit measures so until the political will in Cobb changes - the auto and CCT / Cobb Connect is all they have for a while.

7th now being 2-way should improve the chances of development of the NE corner of 7th & West Peach.
