They are nice on the inside. A lot of people want floor to ceiling glass windows and rooftop amenities. Skyhouse delivers, despite their copy/paste architecture and parking decks that waste so much space for an intown development.

Actually, compared to Metropolis/Realm/Eclipse, the SkyHouses cut corners wherever possible, i.e., cabinet height lower than the ceiling, shower stall instead of bathtub, no tiled walls in the bathroom, etc. They are about as utilitarian and basic as possible.

Plus, those concrete ceilings

Ha, that's funny!

The plague of my generation was apartments with so-called stippled ceilings. Horrible. I still have nightmares about it.

Has Midtown always had higher rents than Buckhead? I though Buckhead traditionally had the highest rates for Class A office rents.
I think you're misreading this . Buckhead does have the highest average rents but the most expensive building is in Midtown and my guess would be 1180 Peachtree.

More likely: Coda (the new Tech Square building) or Ponce City Market (which gets lumped into the midtown office submarket)

Overall rents Buckhead leads, but for Class A rents Midtown leads (It never spills the beans on what Buckhead's Class A asking rents are)

FYI - Looks like new Underground renderings are on the way and the surface parking has been eliminated.

Peachtree Streetscape: Ponce de Leon to Pine St. - Since November 2015, Midtown’s southernmost section of Peachtree St. from Ponce de Leon Avenue to Pine Street has been undergoing a facelift to enhance the link between Midtown and Downtown Atlanta. The majority of hardscape work -- including new wider sidewalks, pavers, curbs, ADA ramps, street furniture, and street light upgrades -- and tree plantings have been completed on the project. Final phases will include roadway re-paving and striping and installation of a mid-block signalized pedestrian crossing near Emory University Hospital Midtown, all to be finished by the end of Summer 2016. Roadway milling and paving within the project limits is scheduled for the next 2 weekends -- Saturday and Sunday, July 9 and 10 and Saturday and Sunday, July 16 and 17 -- weather permitting.

Peachtree Street Bridges (North and South) - Concurrently, Midtown Alliance and Central Atlanta Progress (CAP)/Atlanta Downtown Improvement District, are directing a $6 million enhancement of the two Peachtree Street bridges which cross over the Interstate-75/85 Connector near the Brookwood split and Ralph McGill Boulevard respectively. This effort will celebrate the bridges on either end of Midtown as gateways to Atlanta's urban core. Construction began in Fall 2015 and includes new barrier-separated sidewalks, landscaping, bridge fencing, lighting, and gateway features. The pedestrian barrier/planter walls on both bridges are complete and will be landscaped when weather temperatures permit. Fencing and signage is being fabricated to be installed this summer. Shop drawings are underway for the gateway arch elements on the North (Midtown) bridge, and new street lights will be installed this summer. Construction of both bridge enhancements will be completed by December 2016.

7th Street Two-way Conversion - The Connect Atlanta Plan calls for 7th Street to be converted to two-way traffic between West Peachtree Street and Piedmont Avenue. Design plans were permitted and construction awarded in late-2015. Contractors mobilized in March and have installed new ADA ramps at Cypress, Peachtree, and Juniper, completed miscellaneous signal work, and installed the new traffic signal mast arm at Peachtree. The recently widened block between Peachtree and Juniper is scheduled to be milled and re-paved the week of July 11th, weather permitting. The full street conversion, including signage and full pavement re-striping, will be completed by August 2016.

Sidewalk Repairs - Since November 2014, construction crews have been busy tackling a scope of 150 priority repairs on 11 corridors throughout the Midtown Improvement District. Work includes patching or replacing concrete, resetting pavers, curb and ADA ramp upgrades, and other sidewalk repairs to help maintain and improve Midtown's walkability. Approximately 85 repairs have been completed to-date. Crews will soon replace additional bollards in medians at the intersection of 14th St. and Piedmont Ave. Repairs will continue throughout 2016.

Enhancements

Tree Well Fencing and Planting - Midtown's Tree Well Adoption Program has been underway since 2013. To-date 262 tree wells have been adopted by partners, and new tree well fencing and low-water use perennials and flowers have been installed along much of Peachtree Street from Ponce to 15th Street. Earlier this year, the tree wells at 999 Peachtree St. were expanded to give trees more room to grow and fencing and landscaping was installed. Installation of fencing is currently underway on the west side of Peachtree St. between Linden Ave. and Pine St. Look for more fencing and beautiful new plants on other priority Midtown corridors throughout 2016.

Regarding the chirpy Skyhouse Dunwoody, have you been hearing the same chirps that I have? That Novare is teaming up with......Fuqua for this project? I was waiting to drop that on the group to see how crazy people would go. hahaha. While I share the Fugua sentiment, I regard Novare as the main reason people live in Midtown, and work in Tech Square. They redid the Biltmore building, and built Metropolis, Spire, Viewpoint, and obviously all of the Skyhouse/Atlantic House versions. How many of the new residents to this area is Novare responsible for? How much of the much needed retail are they responsible for? I wish they would build more Atlantic looking buildings than Skyhouse midtown, but I guess they do what works for them. I was really hoping that they would choose to build the next Twelve Centennial Park tower (if they even still control that parcel), but I guess Dunwoody makes more sense.

Those were the renders I was talking about! And I appreciate the offer, but I need to pass. I feel the same way knowing that people are looking at all kinds of cool stuff that I don't even know about yet, so believe me, I know the feeling.

I believe it is scheduled for the DRC meeting Tuesday, yes. Hopefully someone can make it to the meeting. Here is hoping for no shenanigans.

The meeting is at 999 Peachtree St Ste 730, and it starts at 5. I am going to attempt to go, but it is difficult to get out before 5.
