^ Good stuff. A decade ago, if you told someone a residential conversion of the Bag Factory would fill up, they probably would have laughed.

It appears that Exchange District condos can be a bit of a tough slog, but apartments still get snapped right up... I wonder if any developers are considering a new build around there? I'd love to see something go up on the western edges (e.g., along Hargrave) or northern edges (in Chinatown).

I actually think Chinatown is ripe for some residential. I think there are lots of people who don't necessarily want to be living right in the heart and noise of all the action, but still wanna be in the area. The edges of the District (obviously with some cleaning up) would probably be a good place for some larger apartments like Peace Tower... although still with some commercial hopefully.

^^^ will be interesting to see if this occupancy trend continues with the Galpren getting pretty close to being ready and the new build at the end of Market Ave. Notwithstanding whatever comes out the Pump House project.

Bag Factory Lofts are pretty nice on the inside... nothing posh, but they're stylish. I would have loved to have something like this when I was 23.

I just wish they hadn't cheaped out on the windows and kept the full size windows like the building had originally.

^ Yeah, fair enough. The living room windows are a bit on the small side.

I'm assuming that this was dictated by the target market of students and fresh graduates, which have a relatively firm price ceiling... I guess there are limitations when you're collecting $900 rents.

^^Agreed, it looks terrible. Or at least I wish they would have gone with the orange framing so it had some pop and interesting pieces to it. That green is such a weird colour.

I'm a fan of the concept of course, but not the execution on this one. Even the floors/ceilings aren't that intriguing. Like exposed wooden timbers and brick walls are. Drywall and concrete looks a bit bland. But for the rent price, that's what you're getting.

Just came from the Committee meeting. Drawings for the proposal look very cool (Bartley Kives tweeted a photo of one slide if you're interested). 6 storey structure at the rear, 5 storey in the front. Cantilevers to preserve sidewalk access and views of facade from the West side of Waterfront at least (wouldn't be able to see it from the river side any more, but c'est la vie right?)

ETA: Kives reports 6/4 storeys, but CV stated 6/5 in meeting.

Quite happy to hear this proposal is coming close to fruition, after so many decades of waiting. Residential, retail and commercial, with 50 underground spots to boot.

Street narrowing was approved, not before the objections of a number of area residents and businesses. Looks like a very cool project.

^Love the people complaining at this meeting. One guy about losing the "view" from his condo, Blue Moon owner about loss of parking (even though there actually isn't a net loss).

To be fair, other than one resident concerned that his "view" into downtown will be obstructed, the rest are just concerned about the logistics of parking for residents and their visitors, as well as staff and customers of area businesses.

If the Province would just pony up on the parkade there'd be virtually no public objections to any of this.

Yeah that "no net loss" bit seems to get bounced around a lot. The underground parking for the new build will be for their staff and residents, not existing clients and residents. So with this closure the next closest parking lot offering 24/7 parking is on Bannatyne, which is far from ideal and there's a wait list. 9 slots will be lost on James, so any resident looking to get a street pass will be hard pressed to even find an available space.

I don't get why it didn't fly last time with free land and a $5 million equity investment from the city.

Some updated info on the Galpern building/ Porter Block. As a condo owner, I don't need to rent...but I sure would love to see these suites when finished! Looks like a great addition to the East Exchange. At a higher price point than Bag Factory, but potentially worth it.
