Don't try to understand. It's a Vancouver thing.

Either one of those would look awesome! The black is a nice departure though, depends on the quality of the glazing and spandrel; it will make or break it in the end.

1296 West Broadway

Hi all long time reader but first time poster.

I received this in the mail the other day and thought I would share. It's a community open house for the location of the recently sold Denny's at W Broadway and Birch.

Thanks and welcome to the forum.

17 storeys may be a bit taller than other residential buildings built along that stretch in recent years, but this may be a bigger site.

Too bad it's not office space.

Given that there's a creek that bisects that property it would make sense that the renderings show a large wetland area.

Thanks!
I didn't even see the address there.

That would be a great first step to expanding the office district south of the tracks eastwards from the new Renfrew Centre and Broadway Tech Park.
Broadway Tech Park II will be north of the tracks, and the BCLDB site will also be redeveloped (Aquilini?)

This building is so awesome and somehow my pessimism of it ever getting built prevails.

Sooner or later something will be built there, however until we see the finished product theres the looming dread of cost cutting dumbing down of design and finish quality. It would be tragic if it turned out looking like the podium of the Telus condo tower...

Here's a render of the small development by Coromandel called Choklit Park Terraces. Project is sold out.

Welcome to the forum! That's a great substantive first post.

I think that 17 storeys is fine for that site at Broadway and Birch and it will be within a couple of blocks of a SkyTrain station one day. It would be have been nice to see it include an office component in a manner similar to several towers on Robson St. downtown.

Thanks!

Floorplate looks much bigger than the neighbours and it's almost as tall as the TransMountain Building.

The third pic below looks down what will be the new alley at the old house that was relocated and is now being restored as part of this project.
