Yes I believe that it is the Legion branch which does match up with reality.

Thought this was interesting; I'd never heard of "Passive House" buildings before. This is the mid-rise rental building currently under construction at Hastings & Skeena (NE corner). Developer is 8th Avenue.

The Heights will one of the largest Passive House buildings in North America and the largest in Canada.

The Fairmont Medical Building has been undergoing a facelift. I am surprised nobody posted about it. You can find pictures at this link:

I noticed that a few weeks ago, they're just painting it right? There's also the original early 60's purple glass mosaic tiles beneath the ugly 80's grey granite squares on the podium. Would be great if they uncovered and restored them.

I know there is often talk from certain individuals in here about which regions are building more than Vancouver (usually Surrey & Burnaby are cited). But here are the YTD stats for the whole region:

I noticed that a couple days ago too. When they took down the application sign maybe a month ago i thought the project had stalled again but i'll be glad when they finally start clearing the remaining building debris and broken furniture, It should look good when it's done. Also Midtown at Carolina has all it's windows and brickwork is almost complete. It's looking pretty decent with a raised courtyard in the back, a nice fit for the neighborhood.

There's a small townhouse development going in at Broadway and St. Catherines called Bravo on Broadway, only 8 units and is being advertised as Luxury 3 bed, @ 1400sqft, no info on price or renders... but one can only speculate it will be out of reach for most, not a good precedent for the neighborhood IMO. I don't understand how neighborhood groups in east van oppose 6 floor buildings with reasonably sized units yet say nothing about a supposed luxury development that will only hurt affordability by upselling the neighborhood. I live a block away and there is nothing similar around here. This does not compute!

Most likely due to laziness/not wanting to have to have more public push back. There will be little opposition as they can simply say look; there's already a building the same height as this, so its just more of the same. It's annoying to have to stick to the status quo, but they're just being pragmatic; this is Vancouver. Try to be ambitious and you get a lot of push back from NIMBY's.
