It's kind of hard to tell but my guess is yes. I think it makes sense since the old ones were pretty beaten up and maybe even had corrosion inside. I'm presuming that the new ones would be an exact reproduction of the old ones, at least in appearance.

Thanks.
I see the footings for them in front of the plywood.

Pic by me today - Smithe awning at the Dominion Motors Building - no awnings on Seymour side yet.
Don't know why the phone camera ghosted.

@officedweller: Maybe you had your camera on HDR setting which is when it will take multiple photos to blend in, but it doesn't work with moving subjects. Just a guess.

It's such a shame those old Victorian houses are being torn down.

Are they being relocated by any chance?

No sir, unfortunately not. It's also a slap in the face to the community evicting the tenants long before the houses are torn down and redeveloped. Those houses were always vibrant with people around them when i lived down the street 8 years ago. I bought a cool retro lamp from a yard sale they regularly had at the corner.

^^This is great. The hotel as it is right now is a piece of s#$@.

Really, the whole complex including the mall should be redeveloped, but this is a fantastic start. Maybe the 'boutique' hotel and (I presume) nicely renovated rental units will start to change the vibe of the building/area a little bit.

I always liked the tower part. It would be better if they went with a dark grey or black for the metal parts on the top bay windows and other balcony details to make them contrast with the concrete instead of blend in. Making the entire tower beige will only do a disservice to the brutalist architecture of the tower. The podium needs complete renovation though.

Always had a soft spot for the retro Coast hotel, I'll actually miss it! (Miss the Denman cinema too)

1171 Jervis et al.

Since the new "West End Plan" was implemented there is now a rush to redevelop the areas along Davie St. that allow for taller buildings to replace older, lower & more affordable apartments.

1171 Jervis "The Jervis" is apparently a year ahead of schedule as sales went really well, (no surprise in our crazy market). With the average suite going for just under 4 mil it's quite affordable. I should mention there will be social housing on the lower 3 floors. Demo of pretty well the last remaining original houses on Davie is well underway. My pic:

I should note that this building will ruin my cherished view. View analysis were taken from the top floor of my building, how that helps is beyond me as anyone below the top floor in my building will lose their view.
Our tower has amazing views because it has been the lone sentinel at the top of Davie since 1970. My pics:

Just to throw salt into the wound I get to observe this marketing billboard that highlights my soon to be former view. They keep it brightly lit at night as well. My pic:

Being a low life renter I didn't have much to say about this new development. The "dingy" buildings & mature streetscapes of the West End won't enamour those who love shiny new towers, but I would argue it makes for a unique & liveable (affordable?) area. That's changing, with one bedroom rents now approaching $2000.+/month. I don't think those who are being evicted from these development sites will be able to remain in the West End.
Speaking of development sites the older apartments next to 1171 Jervis have also been sold to developers. My pic:

They tried to buy our building but the price was too high (for now). Purchasers of 1171 may lose their views as 1-2 new towers will be built next to them. More of us low life renters will be forced to move. I'm sure it's stressful as hell for many esp. those with kids/pets. Many have lived here for many, many years. But hey it's out with the old & in with the new. Good thing we are all awash with cash these days as you will need it if you are planning to purchase any of these new shiny condos.

Anyone have a clue as to where this project will be? http://www.vivagrand.com/projects/davienicola/

I'm thinking it will perhaps replace this apartment building (Google Street View pic):

My guess is that it will be the redevelopment of Gabriola House

Yup, I was thinking it might be. I just wasn't sure if the new owner Nevin Sangha had anything to do with Vivagrand Development Corporation.

There are stipulations within the West End plan that call for a 1 for 1 replacement of rental units (or 20% of the floor space), so it's not all bad. Just wondering what is meant by "social housing" in this instance.

Do micro-suites fit the definition of social housing within the West End?

In any event, the social housing component will provide an opportunity for current residents to stay in the West End.

Quote:
In Area ‘3’ within Lower Davie, additional
density can be bonused up to 7 FSR for
new developments that provide 20% of
floor space as social housing, or one-forone
replacement of the existing market
rental housing with social housing units,
whichever is greater (see Figure 8.2).
