Here's a render for Intracorp's development at 1171 Jervis Street, now called The Jervis.

Danish architect? LOL… it's Niels Bendsten from Inform. He's a furniture designer.

is there any reason that the davie street side of that jervis building is being deactivated with like walk up housing? seems the sort of thing vancouver should have learned from with all the yaletown towers, no?

It's all in the West End Community Plan. I don't think the residents wanted any retail there, from Jervis to Cardero - 3 blocks. It suppose it helps create two distinct retail areas in the Davie Village and English Bay areas.

Sometimes not everything has to be done strictly by the book. A continuous stretch of retail along the entire Davie stretch would definitely be more inviting.

Okay, I agree that adding continuos retail on Davie is an attractive idea, but do you propose that the developer just *ignore* the community plan?

I am extremely happy to see that there is NOT any retail in that development. The Davie Village and English Bay areas of Davie should definitely stay separate. Also, how much friggin' retail space do we need? Have you seen how many vacancies there are all over the traditional retail areas?

Quite forgettable tower, but the black colors is nice. Somehow I feel like this will tie in with the tall 70s tower to the east.

Am I also the only one thinking that somehow The Jervis sounds insulting?

the more retail spaces, the lower the price per square foot, the more likelihood that non-chain businesses can jump in.

Not a fan of the podium. Tower is close, but I wish the step was either eliminated (for a clean box) or bigger to be more pronounced and deliberate.

Re retail: Vacancies aren't forever. I hate eliminating the possibility of retail uses on a major street. Something like live-work studios with large windows/sliding doors along Davie would be ideal to enable future transformation from townhouses to cafes/stores with patios.

There is a pre-rezoning report going before Council next week. Westbank wants to redevelop the central steam plant on Beatty street with ~700,000 sq.ft. mixed commercial / rental building

Niels Bendsten does great things and I'm a huge fan, in fact I'm sitting on one of his sofas now, one of many pieces of his I own in my condo. Should, therefore, turn out better than the renderings, just take a look at his Inform store on Water Street.

He's in touch with European design so this should reflect that and be very different from the cookie cutter condo designs we're used to.

Isn't there retail at the corner?

Not sure why it's important on keeping the village and english bay separate. Id rather continuous retail or some form of commercial uses along Davie.

Also since there is retail along Davie opposite this project it would be nice to balance that out on this side

No retail on that corner, a couple of old homes and a small white apartment building. It's actually a rather unsightly corner, happy to see this development, Davie needs all the help it can get.
