Yes, the ~700' diagrid tower behind the station is on the former Cira II site.

That site is not formally a part of Schuylkill Yards because it is not owned by Drexel. Amtrak owns the land and operates two through-tracks between the Northeast Corridor and the maintenance yards (you can see the catenary sticking out of the giant hole today). That's why the building was included in the District Plan but not SY.

At the end of the day, let's hope it all gets done

Thanks for creating that thread but now I'm a bit confused . " Assuming " this all comes to pass ,
is there an update on the height of SY 1 . It had been proposed a height of 1095 , but in this new
thread it is suggested the height to be 1200' ....... bigger than a bread box .

30th Street Station District and Schuylkill Yards are two separate projects. Here is the thread for Schuylkill Yards with the 1,095 FT tower you mention:
http://forum.skyscraperpage.com/showthread.php?t=221324

This new project will have a separate 1,200 FT tower.

So I was just checking Zillow for the fun of it, and was pretty shocked to see that there is 1 house listed in CC:

http://www.zillow.com/homes/for_sale/Phi....104856,39.896897,-75.258665_rect/12_zm/

Could this be right? I know not all listings are put up on Zillow, but that is insane to me. Obviously it's a good thing, I'm just wondering if I am missing something here....

EDIT: The one listed is inaccurately located in Chester LOL (I didn't think $90k sounded right!). That leaves 2 in Old City before you travel north of Spring Garden and south of South.

You have a search criteria set to block out listings above 350K. Houses in CC are over 350k.

I don't recall doing that, but I am clearly a dope. Sorry for the waste of a post! My face is red.

So what's the overlap/time frame/phasing comparing the 30th Street District Plan to Schuykill Yards to UCity Square?

It's really exciting to think of the skyline have 3 nodes in the future (East Market, West Market, and University City).

UCity Square has already started. The first building, 3675 Market Street, is finishing up site prep and about to start construction.

Schuylkill Yards - we're probably looking about a year or two out from groundbreaking on the first tower.

30th Street Station District - I want to say we can expect the first tower sometime within the next 10 years. I guess we'll see how the market absorbs this development.

Thanks summers , didn't realize they were two separate projects . Shame no architectural design group has the
total plan package to build a scale model of Center city , U city , Schuylkill Yards and the 30th st. station district .
If I were a corporate mogul , looking to locate in Philly , seeing what the future might hold , would be enough to
to get my juices flowing ........

I hope that the East Market "node" shows greater signs of vertical life. The few projects underway now won't transform it that much. I'd live to see more high-rises to the north of Vine as well. The famous Belmont plateau view would be more enhanced by construction there than on Market East (unless the buildings were of a very significant height).

Center City Office Rents

Center City office rent rates per sf could be headed into record territory. From Philly.com:

^Great shots!

I especially like the one looking at One & Two Liberty and looking down Chestnut Street. What building is that from - 1930 Chestnut?

I also like the shot of Old City and the BF Bridge. You can see the Museum of the American Revolution and it's green roof in that shot

Yeah it was 1930 Chestnut. Corner building on 20th/Chestnut. That building btw is a bargain for what it offers. Units are pretty fair in pricing.

I was in Philly for the first time in 26 years and finally got a chance to see all the changes in person. Even taking into account some of the less than sterling developments like 1919 Market, Center City looks pretty damn good. I did forget how small the streets were and was surprised how less aggressive the drivers were than the way we drove back in the day. It,s going to impress a lot of the Dem. conventioneers in July.

Hopefully its color scheme is less exciting.
