If you are actually TRYING to sell a house, and quickly - you get a real estate agent. There really is no other way. People need to know it's for sale - and the more people who know, obviously the better. Get it listed, have a couple open houses, showings, and and offers night. Boom. Two weeks to a month. Who cares if the house looks like shit. I went to plenty like that when we were house hunting.

If you want a certain price for a house, are willing to sit on it till you get said price - and you are generally cheap, go with Comfree and wait 6 months or more.

I am not even sure where kijiji fits in - but it must be worse than Comfree and you are REALLY limiting your customer base.

This is obviously just some half-assed measure to show somebody that "hey, I tried to sell it, but no one was interested". It's bullshit - and quite frankly that house, and the neighbourhood deserve better.

Good advice on the purchase of property in general when listing.

Again, the bolded, is the category I fall into.

^ If someone really wants the house, they'll find it. When I've househunted I've used all manner of different channels for that purpose... MLS, comfree, kijiji, WFP classifieds...

I guess we were different. We used an agent and MLS. Full stop.

Told him what we wanted and let him do the work.

Quite frankly with two people working full time and small kids, ain't nobody got time for much else - and we ended up buying a "handy man special".

^ No question that MLS gets by far the broadest exposure, but I honestly don't think that NOT using that channel doesn't mean there's no hope of selling a place. In some of the hotter neighbourhoods like River Heights or Norwood Flats I've seen homes get sold via mass e-mails sent around the office... it never even hits the (public) market.

I actually found the house we're in myself and told the agent about it. By found I mean looked on MLS and there it was. Although I found it early morning it was posted for sale and beat my agent to it haha My agent is my aunt.

Not to get too off topic, although purchase of real estate, for ones self or for other purposes, commercial use etc. is interesting..They have listed this property up for sale..

Until: Offers will be accepted until Friday June 24th at 4:00pm.

Whatever means you use, official listing (or otherwise lol ), let's see what happens..

I tend to disagree. Sure they might not hit the same audience as an MLS listing but they have contact info there. A serious buyer is going to want to see the property first hand unless they are looking to buy it for the land only and demo the existing building. That would be true if there was one picture or 100 pictures on the listing, even if it was listed on MLS.

Most agents put all their listings on Kijiji as well now too since it's cheap or FREE to do it, and lots of people start there to see the market. Just listing on there is more than acceptable, it's just smart.

I know you're being sarcastic, but I'd imagine it's due the fact that it's likely $5-6 million over-priced considering six years ago the unique record-setting listing $7.5 million house in South Tuxedo ended up selling for under 4 mill years later. The Sifton/Pallister place took 5 years to sell and was very tasteful for a 70 year old home that at 9000 sq-ft was still a fraction of the size. I imagine it will linger on the market for a few more years than someone will get it for maybe 5M.

And anyone with that kind of money would buy something, tear it down, and build their own creation. I'd rebuild the old 1021 Wellington if I had an unlimited budget but assume it would be cost-prohibitive to reconstruct the masonry facade and chimneys nowadays even if you could find masons with that kind of skill, and perhaps why the owners are scaling back with the new house. Though if the standing seam metal siding and roof was chosen because it's fire-retardant I can understand their logic. Definitely not a common choice of siding for houses of that size and price point, though the western wall has some nice tyndall stone.

If you had the money you could hire Winnipeg based Alpha Masonry as I think they have won all sorts of awards for doing brick restoration on old buildings including the Legislative Building restoration a few years ago.

I find those closing and opening things a bit weird. By Closing, they may mean they're taking a 1m strip of land of the edge and are "closing" it as a public right of way. Same goes for openings. They may want to add a sidewalk or something, so they buy a strip of land and "open" it to the public.

Maybe they have something going on and are shaving some land of the James Ave road allowance.

What do they gain by being able to say that? Why do you assume it is an evil plot?

Maybe they think that if the community really feels it should stay a house, they will give them the opportunity to do something about it. The deadline is before the rezoning decision is made...I doubt selling it is their first choice, hence the lack of flailing arm tube men, but they are allowing those who want to keep it a house the chance to do that....if not they will proceed.

Maybe I'm wrong in guessing their motives, but I know the developer has the community at heart.

part of the neighbourhood plan is to narrow James to make it more pedestrian friendly.

^^ this partial closure however it will look is an interesting move. The portion identified in the notice is currently the narrowest section of James. What's significant about this is that the closure runs along the Pumping Station and the parking lot to the west of it.

In terms of narrowing James overall, that is the plan as part of future streetscaping. However, I've heard they had no intention of doing so until decisions were made with the Pumping Station and the infamous James Ave parkade development because sewer infrastructure needs to be done before the streetscaping.

They only recently did the sidewalk on the south side of James because it was a hazard and well used because of the theatres and Concert Hall. The actual plan will include planters, shrubs, trees and lighting.

The plan for the whole area is online somewhere... Lily is being slightly narrowed for added streetscaping and trees, but maintain 2 lanes each way IIRC.
