Not liking that Edmonton proposal. There's some hope. I see a lot of Hariri Pontarini elements in it.

I don't get the Burnaby proposal. What's the point of living 46 storeys up in a low density, inward focused subdivision?

^100% agree. I really do not get taller buildings in the middle of nowhere.

^I lived in one. Roberts Plaza in Regina. It was awesome. You could see the whole ctiy from the building with nothing in the way of viewing the horizon. It was very cool from a view perspective.

I think it works if the development itself is high enough density that it can support most of your amenities within it, like grocer, haircuts, etc.. But it's basically a must to be connected to LRT or BRT as well.

The proposed FAR is pretty low for 20 some towers stretching up to 46 floors. The lowrise blocks are your usual 4 storey, hipped roof deals with large setbacks from the street. I guess it's appealing to a lot of people but, I'm not one to be living so disconnected with the ground without high density urban form.

I get what you are saying about the Burnaby proposal but you have to remember that many couldn't care less about the view or urban environment. Probably more than half the units will be bought as investments by the Chinese and quickly flipped.

At the Marine Drive development there were about 220 units sold but to only 80 different people. I would be surprised if most aren't sold to the Chinese before they even get listed in Vancouver.

Take a look at the siteplan.



There are water features, inner courtyards as well as a new city park running through the centre of the site but the vast majority of the buildings meet the street reasonably well. Also of note is the complete lack of cul-de-sacs, driveway roundabouts and surface parking. That is quite the achievement for a suburban development in the "middle of nowhere".

The site plan is definitely more convincing on the setback front. The design of the blocks and the green space doesn't seem very practical; pretty to look at but, that about it.

No matter what, I don't see the attraction of go up and down 40+ floors to be in this development.

Yeah those dead vines will likely be a fire hazard for half the year. The Estate tower used to have some ivy growing up the outside of the podium townhomes, but they ripped it all off a couple years ago. It looked great when green, but looked terrible in the winter.

Can you grow prairie grasses on a vertical wall? Some nice Karl Forester grasses perhaps?

^But Baltic Ivy is a zone 5-9 plant and Calgary on a good day is maybe a 3a. That stuff on the exposed face of a building would be deader than a doornail within a year.
