This is part of their current plan. As you can see the entire development is built like an Inner City community. All the homes have a lane way for their cars, no big box stores to be found and a new Main Street that is only getting bigger. All of the larger structures are community centres, schools, senior homes and a Hospital (pre-existing). This is how all large scale suburban developments should be done.

I have to third your opinion, dude. These comments always get deleted but the fact of the matter is that no one can post an original thought or dissenting view without getting some incredibly mean-spirited response from Whippersnapper. Something needs to be done about this because we can't have a forum member harassing other posters and calling them and their ideas "stupid" etc. all the time. It wasn't the comment but the reason for making it. He's been warned about doing this to other members (at least one comes to mind). He can call me delusional all he wants to or INSIDIOUS (lol) as well. One would have to be completely incognizant to his tactics when they've been chosen lucky enough to receive his non stop dissenting remarks. It wouldn't be so bad if it wasn't for the fact he's supposed to be a moderator.

It's prevalent yes, but is it the highest use of land, even given lower land values outside of Vancouver? I think it's just a case of mall developers using a myopic short-sighted proforma, whereas the TOD developers prefer to share the land cost with as many tenants and condo owners as possible, to ultimately get more value out of the land.

Retail is the biggest cash cow. I cannot hold it against mall ownership to not want to throw residential condos into the mix and complicate potential future expansion.

TODs are a zoning initiative and they aren't all successful. The allowable densities causes land values to rise forcing developers to consider alternatives to surface parking.

Everything built is profit driven. Some of the biggest big box builders are also TOD partners.

Another? Wow that's the 4th 10+ tower masterplanned community for Burnaby, all of which have towers in the 45-60 storey range.

^concur... but much of that is to do with the 'whatever the hell that roof amenity' is suppose to be.

Burnaby has made it extremely easy for developers to build tall in its town centres. This is where the city wants to focus growth and local developers are more than happy to oblige.
