It's owned by the Griffiths family, or at least it was for the longest time.

Don't think many would question their allegiance to Vancouver, so I doubt it's an empty unit that caused this.

On this topic somewhat, how can the approval of a building necessitate long term maintenance of landscape elements but allow a strata to turn off a major architectural lighting feature like on the Melville only a few years after completion?

There has to be some kind of indicator that tells if it's malfunctioning, It has to be fairly advanced. Same as if a tree falls in the woods does it make a sound if theres nobody to hear it? If an auto-watering system in an empty Vancouver condo stops working, does anyone fix it?

Has anyone asked the city or building manager about the Melville lighting feature? Maybe it was too bright for the cities new light pollution standards? I can't even remember what it was tbh.

Couldn't they manually water the tree...? Like fill up a bucket of water and pour it onto the soil around the tree?

I'm in town for the maker faire and went for a pint at the bar at the Balmoral hotel. It's been closed until further notice it seems due to a floor collapse. On the 8th.
According to the locals the mezzanine over came down and crushed the bar itself.

Thanks. Click on the link for this post (below) to see some previous discussion about it a couple pages back. office dweller posted a view cone map. It will be very interesting to see what develops with this site.

Here's another look at the tree as it was today. Any arborists in the forum that could give a prognosis?

I'm no arborist but once the branches pass the point where they become too dry and they can no longer grow leaves; they die off. From what i can see the main trunk has died nearing the top and from other oaks i have seen it happen to, either the tree will continue it's decline or send up a new trunk from the highest living part. Either way it's toast, a new trunk will cause the tree to grow lopsided. It seems more likely they are monitoring the tree now so they don't have to commit to the expense of replacing the tree yet. There's likely a membrane underneath that would need replacement at the same time.

17 storey max and city wants 152 units of affordable housing. 68% of the prescribed density is for affordable housing and 32% for market housing. The market housing density only works out to 59,931 square feet of gross building area.

Hope you don't see lots of gum stains on the beautiful concrete slabs in the near future, or that they need to break it up to dig in for sewer and utility pipe/duct upgrading should any of the adjacent properties be developed.

I believe the current zoning allows for 17 storeys. But as the site mirrors the Vancouver House site, it falls under the new higher building policy and would allow up to 425 ft. Though under the same policy, Vancouver house was allowed 497 feet (I believe).

I believe that is correct. Initial zoning says 17 storeys but this one is envisioned to be roughly 500ft tall.
