That area of Henderson does not need any more additional disadvantages. As someone who happens to live a little way up the road, I can tell you that since the payday loan/chq cashing joints entered the neighbourhood it has declined steadily. A pawn shop would only exacerbate the problem.
Hasn't the cheque cashing place in one form of another been in that neighbourhood in the former Robin's for close to 20 years now? Crime and gangs were cited as already being problems for the area in 2006 when Kelvin community center was closed. I remember almost 20 years ago talking with a real estate agent and being told some insurance companies would not sell policies in Elmwood which is essentially the community being described. This wasn't just some agent trying to sell us a different neighbourhood either as they knew where we were looking and it wasn't Elmwood. It was more a side conversation as it was the area they were living in. But yeah opening up a pawn shop 20+ years the problem was well established is the root of the issue.

If it's so important to the residents to have single family residential there then why didn't one of them buy it as an income property and fix it up, or build a new house on the site? You were being fed a line of —. Which is not uncommon from real estate agents, but it surprises me that anyone would believe that.

Elmwood stretches all the way from the river to Panet Road. Are you suggesting none of the houses in this entire area are insured?

Also to clarify my stance. Life goal of mine is to buy a property on the Red somewhere along/off Henderson. Preferably a vacant property (which are quite rare) and not some half million dollar tear down. Timeline, ~3-5 years.

Keyword here is "some" insurance companies

Speaking of redlining, I remember it was treated as a bit of a news shocker some 15-odd years ago when the FP reported that a decent chunk of the North End was redlined by certain insurance companies. I wonder what that situation is like these days... gotten better? Worse?

Couple for sale close to me that are both on the river, west side of Henderson obviously!

Yeah down on Kildonan Drive. There's been a few for sale this year. I've been watching one that's been reduced to $415K ish. Also a couple vacant lots I'll try and make an offer on! Can't afford it quite yet.

In 3-5 years you won't be able to buy a vacant river property along Henderson for under 500k.

Whatever it is, it is. I'd prefer a half million vacant lot over a 750k lot with a tear down dump. Both prices would be on the rise. Also, the market has waned recently. Still rising, but many houses sit on the market for a while now. The one I referred to on Kildonan Dr has been up for a month or so now. Could probably get it for under 400k if you made an offer. Just gotta keep saving that cash. Also, I going to make a pretty penny off my current house no matter what the market is in 3-5 years.

Love this style/home..It's so, not Winnipeg, which is a good thing. I have no dog in this fight/demo or not. I just don't see much of this style of architecure in Winnipeg..

This would be around the same timeframe as I was talking with the agent about Elmwood being difficult to get home insurance for. It was likely in the media at the time which would explain why we were talking. From memory the insurance companies where saying the area went as far north as around Hazeldell. I am not an expert on what is Elmwood, etc but at the time I thought it seemed to go well into East K.

Hazel Dell is East Kildonan. Elmwood ends somewhere south of Munroe on the west side of Gaetway. Can't remember the exact location. But it the back lane somewhere around Ottawa/Washington. Depending on who you talk too, what date the map is from, if it's electoral boundaries, etc, etc.

Wish you luck on your future endevours..Some of my fondest personal involved builds were either vacant sites and new structures, or demos and starting from scratch...

Artis put some thought into this one, the new residential tower will, buy all appearances in the initial material they released, be similar in exterior aesthetics..

again...nobody can protect a house...its a house...it is not listed or historic in any way....the debate is to allow commercial or multi family (which it is already zoned for)...I can understand why they don't want commercial..it is the first domino to fall...but they will not save the house...they will get something new, like it or not....no community has the power to tell a homeowner they cant demolish their house and build new.

I designed the new office...no secrets...that is not relevant....I hardly have faux outrage...I'm happy working on whatever the developer ends up doing....

Its hardly making a quick buck...there is nothing sinister.....the developer is a local nearby resident who wants to put his own low-impact small accounting business in the neighbourhood he is raising his family in.....on a major commercial artery.

Elmwood ends at the back lane between Harbison and Larson. (that's the old boundary from Old Winnipeg to EK. Elmwood was part of the old city of Winnipeg.

I've lived in EK for over 57 years (inherited my parents house) and the only insurance problem I know of was with Wawanessa when they did not want to renew policies in the area because of the number of policies that the old Key insurance agency on Watt St had placed with them.

They lost a ton of money in the mid 1970's when the sewers backed up after a 1 in 100 rainstorm and they had to pay out. I had no problem getting renewal coverage through Key with a different insurance company and I think most of my neighbors were the same way.
