The new immigrant centre on Victoria Drive is open:

Plaques, written in different languages, are set into the concrete along the entrance to the complex.

Wow Thx for the update. Looks 1000 times better than their place on drake. So now that this is open the drake street location will start on that redevelopment?

Awesome! floor to ceiling windows, wood details with the upper section floating above the low podium, very nice classic modern feel. lets hope its built as rendered.

Nice looking development! And Brassneck remains untouched. Win-win!

Nice, just the 3 smaller floors to go. I'm curious how the cladding will look, especially on the darker upper section.

Did you happen to see how progress is coming on the Plaza 500? The tower still seems quite dark at night.

Also whats up with City Square mall kitty corner to The Spot, it's a sad and dying mall in need of complete renovation, especially for it's location it has a fair bit of vacant space. A new office/condo tower right at the corner of Cambie and 12th and another a bit farther north on Cambie would make it's street appeal much better, something that looks similar to the Safeway proposal on Davie but lower podium to keep the heritage buildings visible.

I haven't noticed any difference since I took this pic a few months ago. I'll try to remember to look more closely next time I'm up that way. Based on it's recent history I would guess it could be a while yet before they're back in business.

I visit the Safeway at City Square on a semi regular basis and I think it's the main thing keeping that shopping centre going. If the food court is any indication then it is barely limping along.

Some news regarding the site that was put on the market a little while ago, right beside Pacific Central Station. Rize is also behind the Containers project a block away on Terminal. Being next to Pacific Central, I hope any future design is not as cheap-looking as Containers. Anyway, some good news, but it'll suck for Party Bazaar to have to move again...

Avison Young brokered a deal for 1296 Station Street this spring that saw owner Pioneer Investments Ltd. of West Vancouver form a joint venture with Rize Alliance Properties Ltd. The new venture will pursue redevelopment of the 41,395-square-foot site with an office block oriented to the adjacent Main Street-Science World SkyTrain station.

Demand for transit-oriented sites has also led to solid interest in a city-owned site adjacent to VCC-Clark station once touted as a home for Planet Bingo. Development of the Emily Carr University campus and new Mountain Equipment Co-op headquarters points to a new commercial development on the site.

Thanks man! This building has been going at a snails pace and has to be a money pit, It's been vacant for over 5 years now. They could have demolished and rebuilt something far superior on the property that would have earned them much more money in that period of time. I'm surprised that one of it's refinance brokers didn't just recommend demolition in order to release funds.

It looks like they painted the balconies grey, podium looks the same. I wonder if they have started on the interior fittings. I'm still perplexed why the liquor store is moving into the high profile corner restaurant space, the view of city hall and downtown could have garnered a high end restaurant for that space. Also from the standpoint of the liquor and especially the wine, won't all those wrap around skylights cause higher then normal spoilage?

Something i was disappointed about with the interior design is the way the 80's style cheap looking truss ceiling hits the historical stone facades, the ceiling feels too low on the old buildings and can't let in much light through the windows that are now on the interior of the mall. The obtrusive HVAC system needs reworking too. What would be ideal is to remove the entire 80's mall roof and raise it by 10-20 feet and have the new roof an almost entirely glass peak or turn it into a partially open air mall! Considering it's proximity to Shaughnessy and prominent west side address it should be much higher end.

see the old windows on the right side of the photo

pic from:https://www.yelp.ca/biz/city-square-shopping-centre-vancouver

and oddly theres another City Square mall in Ireland with historical buildings incorporated that shows exactly what i am talking about!

Or maybe a ceiling similar to this one that's a bit more modern looking, again oddly in Ireland

It's an open air mall too

There's mid town at Broadway and Carolina as well. Mt. Pleasant keeps humming along. Eventually E. Broadway will start to look like Main St. as more and more people move into the area and more businesses start to move into the older retail buildings along Broadway. As long as those older retail buildings aren't torn down of course...

Wow, that's about 7 weeks progress. I wonder what the world will be like when the first residents move in.

It is supposed to end up looking like this. I would say at this pace that will happen by the turn of the next century:

Is that the right rendering? The neighbouring buildings don't look right and the trees are different. Hope thats right.
