A couple shot's of Airey's Bishop Kerrisdale project at 57th and East Boulevard. This area's got such a neat village vibe with the church and the small retail and Choices across the street. It would be great to see the city push some gentle densification around it with more projects of this scale. Imagine if light rail once again used the CPR line and Shannon Station lived again!

Here is West Five by Orr Development. Their recent rental building at Broadway & Carnarvon turned out nicely. I expect they'll execute this one just as well.

We seriously looked at this place-new developments in Kits are so few and far between. Was really impressed with the size of the units for a new build but when I got there on day 2 the only 2-bed units left were in the $900k range. Also, all the 2 bed units were situated on the Burrard side of the building and laid out so that the bedrooms faced right onto Burrard.

Some small scale infill on East 16th between Main & Fraser. Probably one of the few areas you can buy new at a relatively affordable price (my photo)

Also it has taken FOREVER to even get this lowrise buildings parkade level done from when they finished excavating. Not to mention how long the building remained vacant before demolition . They should put up a project name or render at the project site. Its a serious scar to where previously was a very busy and popular spot.

It's going to be 4 storeys in height, though I've got a hazy recollection that it's possibly 5 or 6? I seem to remember that it was going to potentially be one of the first new projects in the City of Vancouver to have been built under the revised BC Building Code rules that allows up to six storeys in wood frame. I seem remember something about it being taller than your standard C2 mid-rise, but we're talking a good 7 or 8 years ago that the project was made public as it went through the UDP. Unless they've changed the architectural expression, it's going to be a fairly modern-classic expression, with blue and grey as the material pallet; a combination of brick and metal panels and in the same vein as the mid-rises that Mosaic or LedMac has built in the City of Vancouver. I seem to remember that it reminded me of the project further up on Main around 27th that has brick and glass, where the liquor store is. It should be a pretty good project once built. But I'm awfully hazy at this point.

The project is/was owned and being developed by an individual guy, as opposed to one of the larger residential developers in the city, so I'm not terribly surprised that it is taking some time to come to fruition.

Hope that helps.

I saw this today immediately to the west of King Edward Station. The Regent at King Edward.

Thanks mcminsen, that one is still going painfully slow. I walk past it often and it took them months just to prepare to pour the slab at grade. I even thought it had died over the winter because of the lack of progress, never more then 2 or 3, workers on site, at the most 5, must get paid by the hour .
At least Midtown on Broadway at Carolina closer to me is chugging along, i think it has the windows in and almost ready for the brickwork. Midtown 2 has it's advertising up on the site and maybe a sales centre will go into one of the new retail units in Midtown 1. I dunno why they didn't choose a different name for #2 considering it doesn't look at all like #1 or even on the same side of Broadway.

I remember looking at the house in the left of the pic sometime in the early 2000's when it was for sale around $600k (?) seemed pricey back then!

What a shame to replace one of these cool castle turret houses with this spandrel mess. Agree that it's an ideal spot for higher density, just wish the design standards were a bit higher.

And that we got more than a <3.0 FSR immediately adjacent to a rapid transit station. Epic fail.

That said, Regent did a terrific job with their Paloma project in Richmond. Here's hoping they bring the same standard of finishing to this one.

It's located at the SW corner of Trimble & West 10th Avenue, where there is currently a small heritage building. The proposal would see a 4-storey building constructed above and behind it.

Architects are GBL. It passed the UDP 7-1 back on March 25.

I was in the area so I took these pics. It's been almost sixteen months since urbancanadian's post about this but nothing seems to be happening yet.

Kind of a pretty building front, IMO. Hope the planned additional overlaying wings of the new building don't detract from that. It's nice to have some "street appeal."

Interesting concept and much better than just keeping the facade only, in my opinion.

Agreed, it's how heritage buildings should be treated when adding density. I believe that there is a similar proposal on Commercial.

That overhang still needs to be on support columns that have to break into the heritage building to create a Frankenstein monster, plus I'm sure the beautiful veranda walkway would be destroyed, not unless they cantilever the whole overhang, which seems quite impossible here.

Just add the additional 2 floors to the 5 stories to make sure this beautiful building is preserved. However, viewcones/height limits would make sure that will never happen.

Thanks for the pics mcminsen, you do get around!

So glad that heritage building is being retained. To my mind no better retail from exists: bright open windows to show the merchandise, high ceilings. A perfect high street form.

The little building going up on the former site of Rumpus Room restaurant on Main Street (Main and 11th) continues to muddle along. For previous discussion and more info on this project, click on the link in my quoted post above.

While it passed UDP, it didn't pass the Heritage Commission and never got a DP. The site was listed for sale a while back and I believe it has been sold.
