I could be wrong, but they look to be those 2 just west. Likely parkade to main/podium and then other shafts from main up.

The lines of rebar are they.

Apparently those shafts aren't servicing the lowest parkade level. Could be they will only service the tower, and parkade elevators will be the ones in the podium.

Maybe there just wont be elevators in Stantec's new office tower. Elite athletes only will work on the top 50 floors.

Your elevator pits will still go all they way down, even if they don't serve the parkade levels.

The parkade shuttle elevators are likely hydraulic so have different shaft requirements

Big boom downtown.. I think V27 feed blew up as it affected our west retail. Brownlee building had to be evacuated & they sent everyone home

Edmonton recognized the work of its first openly-gay politician and a hard-working community advocate Thursday by naming a new park on 104 Street Michael Phair Park.

“I’m very honoured, very pleased,” said Phair, who served on council from 1992 to 2007 and was instrumental in making the popular downtown 104 Street what it is today.

“It’s very surreal. Most people are dead before this happens,” added Phair, who also has a public school named after him in west Edmonton’s Webber Greens. “It is quite amazing for me today,” he said. “Things like this should be done before people die more often so they have the opportunity to enjoy it a bit.”

it's not clear without a parkade plan which elevators service which levels. it's not necessary for the pits to go all the way down (we access ours from p1). the shafts probably go all the down with the lower levels being storage space but that depends on fall arrest design and transfer beams etc.

Yeah, I was just having trouble seeing any penetrations for the parking shuttle. The shuttle I'd expect for the office component, but I wasn't expecting that the residential component would have to use a shuttle elevator for parking also, as virtually all residential projects I've seen have had elevators that serve all residential floors and the parkade levels too.

for high rise commercial buildings they separate out the parking elevators from the tower elevators for a variety of reasons, including but not limited to code compliance, security and to reduce traffic and wait times

Yes meant to say shafts. Really your pits are mostly just places to retrieve lost keys and access cards. Ours go all the way down. They are accessible from our sub basement, so no need for fall arrest, but I do have a bosun' chair and fall arrest system that goes down a 25 story high service shaft, for any trained operators looking for that urban rock climbing experience

Understood. I've just not seen separate parking shuttles for residential buildings. Mixed use might break that mold in some case, but even with the mixed-use buildings I've seen in Vancouver, the residential elevators also access the parkade levels.

That building has been neglected for decades. Lots of work needed regardless of which way it goes. Like us, they're probably recognizing that the construction market is getting soft and costs are going down

Would make a decent market rental building I suppose, for those who would want to live in that area.

Yeah, a commercial-to-residential conversion in a building infamous for the lack of care & attention it's received over the years sounds like a recipe for disaster.

^ I've seen a few quality conversions but most have not been good.. Okay for a rental but wouldn't want to invest in it

Update

g. The maximum Floor Area Ratio (FAR) shall be 12.4.
h. The maximum number of Dwelling units shall be 273.
i. Notwithstanding Section 52.1 of the Zoning Bylaw, the maximum Building
Height, including the roof mechanical unit, shall not exceed 160 m.
j. Building Setbacks shall be a minimum of 0 m on all sides of the building

5.4 Building Relationship to the Street
a. The development shall create a pedestrian-friendly environment on Jasper Avenue
and 114 Street which will include such things as entrance features, hard
landscaping, and other features that lend visual interest and human scale to the
development along the street, as conceptually shown in Appendices III and IV
and to the satisfaction of the Development Officer.
b. The building will be designed and oriented to face and front Jasper Avenue and
114 Street and clearly differentiate the residential entrance, located on 114 Street,
through distinct architectural treatment and address the street in a prominent
manner.
c. Weather protection in the form of a canopy or other architectural element shall be
provided to create a comfortable pedestrian environment and moderate the
impacts of weather particularly in the winter as required based on wind study
information.
d. A minimum of 70% of the linear frontage of the ground floor façade fronting onto
a public roadway, other than a lane, shall consist of transparent glazing. This clear
glazing allows for visual penetration into buildings and provides illumination of
the pedestrian realm in the evening and during the winter months. Linear frontage
shall be measured as the horizontal plane at 1.0 m above grade.
e. The front facades of the building commercial shall be designed to break the
appearance of the façade consistently sized with other buildings on the shopping
street through a combination of recesses, projections, change in building
materials, colors, and/or a physical breaks in building to the satisfaction of the
Development Officer.

d. Prior to the issuance of the Development Permit, the developer shall enter into an
agreement to contribute funds to the Oliver Community League for an offsite
amenity for public park enhancements, with specific details to be determined at
the Development Permit stage between the Owner and City Administration in
consultation with the Oliver Community League. These funds will be submitted to
the City of Edmonton and disbursed accordingly to the Oliver Community
League. These funds shall be provided prior to the issuance of the Development
Permit in the amount $200,000.

e. Prior to the issuance of any Development Permit, the Development Officer shall
ensure that a signed agreement has been executed between the City of Edmonton
and the owner, requiring the owner to provide to the City of Edmonton, at the
time of development permit approval, the option to purchase 5% of dwelling units
at 85% of the list price.
