A "letter of marque" is basically a bounty or permission to raid foreign ships, I think. The site is currently a parking lot, with some temporary-looking vendors' stalls along the boardwalk. There's also a substantial amount of dockspace for recreational boaters, which I think will be preserved.

The site is the one "behind" the tall ship in this photo - the two existing wharves are where the building's projecting sections will be (it looks like a third one will be added).

Well it's already been facaded a few times now. At least when finally something is done the terrible facade job from around 2000 will be remedied.

The relatively small glass addition on top would suggest that the original structure is to be preserved.

Is the tower it's connecting to new or old? If it's an addition to an old building then this proposal looks great! If it's all new then I'd wonder why part of it (front podium) looks good and the tower portion looks like a typical concrete slab from the 70's.

Brand new build. The spirit of the 70s lives on!

EDIT: Whoops, the MBLL project is an addition to a 70s building, my mistake (thanks jmt). But the flagship MLCC liquor store is going into the new project at True North Square down the street.

Pretty much covered already O-tacular..

New 5 floor build (render) connected to the 15 floor Med. Arts Bldg. (circa 1979), 5 floors of the older 15 storey structure to house the proposed HQ as well..a combo platter if you will.

The problem with the new build was it's street front presence. Parking in front and no apparent re-cladding or change to the older structure. On it's own, not bad. combined, it isn't pretty to look at...

I can't quite grasp the thinking behind a surface parking lot out front. A handful of handicapped spaces along the street(s) would have done the job, no?

^ No disagreement from me, If it proceeds, we need a major re-alignment on the layout of the newer build. The older building and it's exterior would need a little updating ..I'm just not behind leaving it as is. We have too much of this going on in the Peg already..

That rendering was, shall we say, not warmly received when it came out last September. MLLC said they were going back to the shop on it, although no further details were released.

The fly in the ointment is that the party in power changed last month and is probably a lot less keen on this project in the first place. So who knows exactly what's going to happen now.
