It's not bad, actually. My only reservation is that's it's not the coolest area for an arch entrance - the access road to I-35. Maybe it'd be fine. If they do it here, I think it'd be cool if they put another one (same thing) on 6th and Congress - that way there is an entrance to the district from both directions. I understand that it's a one-way street for vehicular traffic, but fortunately pedestrians aren't required to only walk from east to west.

From today - a "development related" filing concerning two large trees at 56 East. This is the Nadine L. Jay center next to Skyhouse.

Listed as "commercial", do we think this could be something big? Would make Rainey street a lot more mixed-used if a trendy office tower sprung up there. Could see the potential to house start-ups in that neighborhood, fuel the bar scene even further.

EDIT: Nothing to see here. World Class Capital Group owns this lot and despite it being unhindered by height limitations and having a chance to be a special development, we'll probably just hear about the "office" version of 99 Trinity for the next decade. WCCG has completed minor projects around town, but I wish Nate Paul would be a little more transparent. He's been saying 99 Trinity is near groundbreaking since 2013 and they haven't even razed those shacks. I respect any developer that wants to realize a vision, but then call it that until something becomes more reinfored-concrete

Hey, I noticed in that April 25 design commission link that they're showing an image that indicates they're planning another tower next to the Gables Park Tower. The building would sit on the northeast end of the lot on that strip of grass along the train tracks. The tower itself would be on the northern end of it.

I saw that as well. The massing showed a possible tower, but the renderings just showed a one-story structure. I didn't read any of the details. Just looked at the pictures.

It's a proposed water chilling station for downtown. If I remember correctly, there's already one at the garage west of the courthouse block.

To me this raises the question of whether this can replace the one by the courthouse block and free up that block for redevelopment.

Thoughts?

It seems that the cooling station will be at the same height (roughly) as the portion of Gables Park Tower that is limited by the CVC, but all the way around. In the allowable massing, it seems that it could potentially be as tall as Gables outside of the CVC, but as a cooling station, it likely wouldn't (and, as Chiveman said, the rendering doesn't show that).

I actually like this location for a cooling station because it's land that isn't incredibly usable for other means. Sure residential *could* go there, etc., but there's not much connectivity and it's limited by the tracks.

Regarding replacing the one near the courthouse block, I have no idea. Anyone familiar with how much these things can handle?

The third chiller plant is a necessary capacity expansion due to the increasing number of customers. The original plant is not going anywhere.

I'm not surprised by that but to me it seems like it would be smarter to make the new chilling station large enough to not only take the extra growth in downtown but also take over the production from the station in question.

The city would make more off of having that full block open to development... but I understand it doesn't work that way.

One can dream though

Not sure if you knew this but I haven't lived in Texas since August of '14, so I only get to see hometown growth when I visit (last trip was about two months ago). I'll be back in June, though, and again in late July.

What's crazy if you think about it is If you hadn't been back or seen pictures and just showed back up in June, even in that short amount of time being away, things have changed quite a bit. I sometimes have to remind myself at just how much has changed so quickly because I see the construction on a daily basis so it doesn't jump out anymore, however if I was away for a couple of years it would be quite a shock.
